Job summary

Sunwaypyramid is seeking an experienced Facilities Manager to oversee daily operations, maintenance, and safety of building systems (HVAC, electrical, plumbing). The role drives strategic facility goals, optimizes space, and coordinates renovations and services to minimize downtime and ensure ISO-compliant records.

Qualifications

• Bachelor’s degree in mechanical or electrical engineering, building services, or a related field.
• Proven experience in facilities management, operations or technical maintenance.
• Understanding of HVAC, electrical, plumbing, and BMS.
• Strong leadership, communication and vendor negotiation skills.
• 3–5 years of experience preferred.

Responsibilities

• Oversees daily operations, maintenance, and safety of building systems (HVAC, electrical, plumbing) to ensure standards and budget.
• Drive strategic facility goals, optimize space utilization, manage renovations, and coordinate facility services.
• Assist the team in overseeing general and emergency repair and maintenance works for M&E services within an acceptable timeframe.
• Ensure minimum downtime of M&E services installation.
• Planning and execution of preventive maintenance on the M&E services installation.
• Supervising and coordinate contractors on any M&E works, repair, maintenance, upgrading works.
• Conduct regular inspections of the M&E services installation.
• Ensure accurate records are kept for M&E services installation in accordance with ISO requirements.
• Ensure general cleanliness of M&E services installation inside plant room, riser, enclosure, etc.
• Assist manager in strategizing yearly maintenance or upgrading plans to meet department goals.
• Oversee monthly M&E ground staff duty roster and ensure sufficient deployment of staff for smooth operations.
• Execute project management activities and monitor progress of assigned projects through the lifecycle for time, cost, quality, EHS management.
• Work with internal and external stakeholders involved in projects (consultants, contractors, authorities).
• Maintain records of projects including permits, contracts, inspections, drawings, etc.

Job description

3) Assist the team in overseeing general and emergency repair and maintenance works for the M&E services installation executed within an acceptable timeframe.

4) Supervising and coordinate Contractors on any M&E works, repair, maintenance, upgrading works.

11) Work collaboratively with internal and external stakeholders involved in the projects i.e. consultants, contractors, authorities, government officials, etc.

12) Liaise and coordinate with contractors and consultants on progression of work to ensure assigned projects achieve effective time, cost, quality, environmental, safety and health management.

13) Maintain proper records of the assigned projects including permits, contracts, inspections, drawings, etc.

Required Knowledge, Skills, and Abilities

1) Bachelor’s degree in mechanical or electrical engineering, building services, facilities management, property management or any other related field.

2) Proven experience in facilities management, operations, or technical maintenance roles. Experience in M&E consultancy would be a plus point.

3) Understanding of HVAC, electrical, plumbing, and building management systems (BMS).

4) Strong leadership, communication, vendor negotiation, and problem-solving abilities.

5) Eager to learn and proactive.

6) At least 3 to 5 years of experience would be preferred.
