Job summary

Sunway Malls in Malaysia is seeking a Facilities Manager to oversee daily operations and maintenance of building services (M&E), ensuring safety, compliance with standards, and budget control while leading a team and coordinating with contractors.

You will drive strategic facility goals, optimize space, plan preventive maintenance, supervise contractors, maintain records for ISO compliance, and work with stakeholders to ensure reliable, efficient M&E performance.

Qualifications

• Bachelor’s degree in mechanical or electrical engineering, building services, facilities management, property management or related field.
• Proven experience in facilities management, operations, or technical maintenance roles.
• Understanding of HVAC, electrical, plumbing, and building management systems (BMS).
• Strong leadership, communication, vendor negotiation, and problem-solving abilities.
• Eager to learn and proactive.
• 3–5 years of experience preferred.

Responsibilities

• Oversees daily operations, maintenance, and safety of building systems (HVAC, electrical, plumbing) to ensure compliance with standards and budget.
• Drive strategic facility goals, optimize space utilization, manage renovations, and coordinate facility services.
• Assist the team in overseeing general and emergency repair and maintenance works for M&E services within acceptable timeframe.
• Ensure minimum downtime of M&E services installation.
• Planning and execution of preventive maintenance on the M&E services installation.
• Supervising and coordinate Contractors on any M&E works, repair, maintenance, upgrading works.
• Conduct regular inspections of the M&E services installation.
• Ensure accurate records are kept for M&E services installation per ISO requirements.
• Ensure general cleanliness of M&E services installation inside plant room and related areas.
• Assist manager in strategizing yearly maintenance or upgrading plan to meet department goals.
• Oversee monthly M&E ground staff duty roster and ensure sufficient deployment of staff for smooth operations.
• Execute project management activities and monitor progress across the project lifecycle for time, cost, quality, environment, safety and health management.
• Collaborate with internal and external stakeholders involved in projects (consultants, contractors, authorities).
• Maintain proper records of projects including permits, contracts, inspections, drawings.

2) Drive strategic facility goals, optimize space utilization, manage renovations, and coordinate facility services.

3) Assist the team in overseeing general and emergency repair and maintenance works for the M&E services installation executed within an acceptable timeframe.

2) Ensure minimum downtime of M&E services installation.

3) Planning and execution of preventive maintenance on the M&E services installation.

4) Supervising and coordinate Contractors on any M&E works, repair, maintenance, upgrading works.

10) Execute project management activities, and monitor progress of assigned projects throughout the entire project lifecycle to achieve effective time, cost, quality, environmental, safety and health management.

11) Work collaboratively with internal and external stakeholders involved in the projects i.e. consultants, contractors, authorities, government officials, etc.

12) Liaise and coordinate with contractors and consultants on progression of work to ensure assigned projects achieve effective time, cost, quality, environmental, safety and health management.

13) Maintain proper records of the assigned projects including permits, contracts, inspections, drawings, etc.

Job Requirements :

1) Bachelor’s degree in mechanical or electrical engineering, building services, facilities management, property management or any other related field.

2) Proven experience in facilities management, operations, or technical maintenance roles. Experience in M&E consultancy would be a plus point.

3) Understanding of HVAC, electrical, plumbing, and building management systems (BMS).

4) Strong leadership, communication, vendor negotiation, and problem-solving abilities.

5) Eager to learn and proactive.

6) At least 3 to 5 years of experience would be preferred.
