Job summary

OSK Property Holdings Berhad, a member of the OSK Group, seeks a proactive Senior Executive, Contracts Management (QS) to lead contract administration, cost control and procurement for property development projects.

You will prepare tenders, manage bills of quantities, monitor valuations, and support final accounts while coordinating with project teams, consultants and contractors. Strong negotiation and Excel skills are essential.

Qualifications

• Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering or equivalent (essential).
• Minimum 5 years of relevant experience in quantity surveying, contracts administration, or commercial management.
• Strong knowledge of construction contracts, tendering, procurement, cost management, and contract administration.
• Experience preparing and reviewing Bills of Quantities, cost estimates, tender documents, quotations and contract documentation.
• Familiar with interim valuations, progress claims, variation orders, EOT, loss and expense, and final accounts.
• Excellent negotiation, analytical and problem-solving skills with strong attention to detail.
• Proficient in Microsoft Office, especially Excel; knowledge of QS or cost-management software is a plus.
• Good written and verbal communication skills.

Responsibilities

• Implement policies and procedures as relevant to Property Development and Construction systems.
• Prepare Main and Sub-Contract documents including Bills of Quantities and specifications for tender.
• Prepare cost estimates, tendering, evaluation and tender reports; draft Contract Award papers.
• Check and validate site valuation and measurement; recommend progress payments and final accounts.
• Process consultant’s fees and payments to suppliers; manage pre-qualification and approved lists.
• Monitor contractor and consultant performance and provide feedback.
• Compile cost plans for future projects and update material cost information.
• Assist in value engineering to achieve optimum cost and quality; support cash flow forecasts.
