Job summary

Jora Malaysia is seeking a Construction Commercial Manager to lead cost control and commercial activities on projects in Malaysia. You will perform quantity take-off, cost estimation, budgeting, and monitor spend against approved budgets.

Qualifications

• 3–8 years of experience in construction commercial management or related fields.
• Familiar with quantity measurement and valuation procedures for building projects.
• Strong capability in quantity take-off, cost verification, and submission of commercial claims.
• Familiar with the local construction commercial environment in Malaysia and able to communicate with subcontractors and consultants.
• Basic knowledge of cost control, cost analysis, and project risk management.

Responsibilities

• Perform quantity take-off, cost estimation and preparation of project budgets and cost plans.
• Monitor, control, and record material usage and project costs to ensure alignment with approved budgets.
• Prepare and submit monthly progress claims to clients.
• Prepare and certify subcontractors’ interim payment certificates.
• Evaluate variation orders and prepare supporting documentation.
• Prepare and manage project final accounts, including negotiation and settlement with relevant parties.
• Compile quotations, conduct price comparisons, and support negotiations with suppliers and subcontractors.
• Attend site meetings, joint measurements, and site valuations for subcontractor certifications.
• Liaise effectively with clients, consultants, subcontractors, and internal project teams on contractual and commercial matters.
• Monitor project budgets, identify potential cost overruns, and propose mitigation measures.
• Participate in the tendering process, including preparation of cost estimates, bills of quantities, and tender clarifications.

• Familiar with the local construction commercial environment in Malaysia, with practical experience communicating with subcontractors and consultants;
