Job summary

IOI Mall Damansara is seeking a Building Services Leader to oversee ACMV, pumps, plumbing, gas, lifts and escalators across the site. You will lead a technical team, troubleshoot complex systems, and ensure all equipment remains in optimal condition.

The role requires a degree or master in engineering (Mechanical or Electrical/Electromechanical) and at least 8 years in commercial building or retail mall environments. Excellent communication and organisational skills are essential.

Qualifications

Must possess Degree / Master in Engineering (Mechanical / Electrical Electromechanical) or equivalent.
Excellent communication (written and oral) and interpersonal skills.
Must display professionalism and confidence.
Strong organisational, multi-tasking and time-management skills.
Possess registered Gas OB with JBEG is an added advantage.
Ability to be flexible and work analytically in a problem - solving environment.
Knowledge of technical standard operation procedures, systems and processes.
Well verse with ACMV,Pumps,Plumbing,Gas,Lift and Escalator
At least 8 years work experience in commercial building/retail mall.

Responsibilities

Lead the Building Services team.
Oversee ACMV, pumps, plumbing, gas, lifts and escalators to ensure proper operation.
Lead a technical team and troubleshoot mechanical systems, providing recommendations.
Process tenants' water meter applications and energize water supply with proper records.
Supervise M&E service contractors and certify service chits with performance remarks.
Daily checks of ACMV, pumps, plumbing, lifts and escalators with repairs as needed.
Address daily mechanical service complaints from tenants/management.
Call in service contractors as needed for M&E issues.
Maintain stock for replacements and keep records.
Report irregularities to management with remedial recommendations and contractor suggestions.
Monitor contractors and advise on extensions or terminations based on performance.
Liaise with Chargeman and section heads to ensure smooth Building Services operation.
Attend all M&E emergencies when called.
Ensure compliance with licensed statutory requirements and tests for M&E services.
Monitor monthly water consumption and report major fluctuations with causes and remedies.
Implement maintenance objectives and policies set by management.
Assist management with other duties as required.
