Job summary

ADLY Development Sdn. Bhd. in Klang, Selangor, Malaysia seeks an experienced Project Manager to oversee residential property developments from planning through handover.

You will coordinate feasibility, approvals, design development, scheduling, budgeting and site activities across multiple teams and contractors. Ideal candidates have 5+ years in residential construction, with Diploma/Bachelor’s in a related field, strong leadership and problem-solving, and willingness to travel to project sites

Qualifications

• Minimum 5 years of relevant working experience in residential property development or building construction in Malaysia.
• Experience managing residential construction projects, preferably landed housing developments.
• Familiarity with local authority approvals, consultant coordination, construction management and project completion procedures.
• Ability to coordinate multiple parties and independently follow up on project issues.
• Strong understanding of construction progress, quality control, project costs and timelines.
• Excellent communication, leadership, coordination and problem-solving skills.
• Willing to be based in Klang, Selangor, and travel to different project sites as required.
• Previous experience with a property developer is a plus.

Project Manager – Residential Property Development

Location: Klang, Selangor, Malaysia (Office-Based, with Site Visits to Various Project Locations)

About the Role

We are a property development company seeking an experienced, hands‑on Project Manager to oversee residential property development projects, particularly landed housing developments such as terrace houses, semi‑detached houses and other residential properties.

The successful candidate will be responsible for coordinating and managing projects from initial planning, authority approvals and construction through to Certificate of Completion and Compliance (CCC), Vacant Possession (VP) and project handover.

We welcome applications from experienced Project Managers, Assistant Project Managers, Senior Project Executives and Project Engineers with relevant residential development or building construction experience.

Key Responsibilities

• Project Planning & Development: Coordinate project feasibility, development planning, design development, project schedules, budgets and implementation.
• Authority Approvals: Liaise with consultants and relevant authorities on planning permission (KM/Kebenaran Merancang), building plan approvals (BP), infrastructure approvals, inspections and other statutory requirements.
• Consultant Coordination: Manage and coordinate architects, engineers, quantity surveyors and other consultants to ensure timely submissions, approvals and project delivery.
• Construction Management: Oversee construction activities, contractors, subcontractors, site progress, workmanship, safety and quality control.
• Infrastructure Works: Coordinate earthworks, roads, drainage, sewerage, water supply, electricity and other infrastructure requirements.
• Cost & Progress Control: Monitor project budgets, construction schedules, progress claims, variations, delays and overall project performance.
• Project Completion & Handover: Coordinate inspections, testing, CCC, Vacant Possession (VP), defect rectification and project handover.
• Reporting: Provide regular project progress reports, identify potential issues and recommend practical solutions to management.

Requirements

• Minimum 5 years of relevant working experience in residential property development or building construction in Malaysia.
• Practical experience in managing residential construction projects, preferably landed housing developments.
• Familiarity with local authority approvals, consultant coordination, construction management and project completion procedures.
• Ability to coordinate multiple parties and independently follow up on project issues.
• Strong understanding of construction progress, quality control, project costs and timelines.
• Diploma or Bachelor's Degree in Civil Engineering, Construction Management, Architecture, Building or a related field, or equivalent relevant experience.
• Good communication, leadership, coordination and problem‑solving skills.
• Willing to be based in Klang, Selangor, and travel to different project sites as required.

Preferred Qualifications

• Previous experience working directly with a property developer.
• Experience managing landed residential developments from planning and authority approvals through construction, CCC and VP.
• Familiarity with relevant local authorities and technical agencies in Selangor.
• Ability to work independently and take ownership of project delivery.
