Job summary

Richmond Asia Group is seeking an Architectural Inspector of Works (IOW) to oversee daily architectural site activities and ensure strict adherence to approved drawings, codes, and quality standards.

You will conduct thorough inspections, coordinate with consultants and contractors, and document progress with weekly and monthly reports. The role requires 3–5 years of relevant experience, an IOW registration with LAM, and strong English/Bahasa Malaysia communication skills.

Qualifications

• Diploma or Bachelor’s degree in Architecture or related field is required.
• Must be actively registered as Architectural Inspector of Works (IOW) with Lembaga Arkitek Malaysia (LAM).
• Minimum 3–5 years of proven site supervision experience focusing on architectural finishes and building works.
• Experience with high-rise residential, large-scale commercial, or data center projects is an advantage.
• Strong ability to read and interpret architectural drawings and specifications.

Responsibilities

• Oversee daily architectural site construction activities ensuring compliance with drawings, regulations and standards.
• Perform thorough site inspections of finishes, walls, doors, windows, tiling and waterproofing systems.
• Ensure methods and materials meet project specs, architectural drawings, and local building codes.
• Identify defects, issue rectification notices, and monitor corrective actions to minimize abortive works.
• Coordinate with consultants, engineers and subcontractors; witness testing and mock-ups.
• Maintain detailed site diaries, progress logs and prepare weekly/monthly inspection reports.

Job description

As the Architectural Inspector of Works (IOW), you will be responsible for overseeing all daily architectural site construction activities to ensure strict adherence to approved drawings, statutory regulations, and quality standards.

Your core duties will include:

Site Supervision: Conduct thorough, daily site inspections of all architectural elements, including structural finishes, walls, drywalls, doors, windows, tiling, and waterproofing systems.

Quality Assurance & Compliance: Ensure all construction methods, materials delivered to the site, and workmanship strictly comply with approved project specifications, architectural drawings, and local building codes.

Defect Management: Identify, record, and report any non-compliance or defects on site; issue rectification notices and monitor the contractor's corrective actions closely to minimize abortive works.

Coordination & Testing: Coordinate with architectural consultants, structural/M&E engineers, and sub-contractors to resolve on-site technical issues and sequence works smoothly. Witness material testing and mock-up approvals.

Documentation & Reporting: Maintain meticulous site diaries, inspect and update progress records, verify material delivery logs, and prepare comprehensive weekly/monthly architectural inspection reports for project managers.

Safety Awareness: Monitor site conditions and highlight any safety or health risks to the safety officer to maintain a zero-incident construction environment.

Job Requirements

Education: Minimum Diploma or Bachelor’s Degree in Architecture, Architectural Technology, Building Science, or an equivalent construction-related field.

Professional Certification: Must be actively registered as an Architectural Inspector of Works (IOW) with Lembaga Arkitek Malaysia (LAM).

Experience:

Minimum 3 to 5 years of proven site supervision experience specifically handling architectural finishes and building works.

Prior experience handling high-rise residential, large-scale commercial, or data center projects will be an added advantage.

Technical Skills:

Strong proficiency in interpreting architectural construction drawings, detailing, and technical specifications.

Familiarity with Uniform Building By-Laws (UBBL), local statutory regulations, and QA/QC inspection protocols (e.g., QLASSTIC / CONQUAS).

Competent in basic Microsoft Office applications (Word, Excel) for report compilation.

Soft Skills: Excellent interpersonal communication skills in English and Bahasa Malaysia to liaise effectively with consultants and contractors. Highly honest, self-motivated, and able to fit for intensive site rounds.
