Job summary

Adecco in Malaysia seeks a Finance Manager to lead full-spectrum financial operations across development projects. You will partner with business development and senior leadership to ensure regulatory compliance, disciplined capital allocation, and robust forecasting.

Responsibilities include month-end closes, SPV consolidation, audits, and project-level cash flow management. A Bachelor's in accounting/finance with 6–10 years of finance experience is required; ACCA/CPA/MIA/CIMA/ICAEW is a plus.

Qualifications

  • Bachelor's degree in accounting or finance, with professional qualifications preferred.
  • 6–10 years in finance; 3–5 years in property development is ideal.
  • ACCA, CPA, MIA, CIMA or ICAEW membership is an added advantage.

Responsibilities

  • Oversee month-end and year-end closes, ensure IFRS/MFRS compliance.
  • Manage group consolidation, GL integrity, and balance sheets across SPVs.
  • Coordinate audits, liaise with auditors, tax agents, and secretaries.
  • Model finances for land acquisitions and JV feasibility; evaluate ROI/IRR.
  • Direct cash flow forecasting, monitor GDV/GDC margins, billings vs disbursements.
  • Secure financing facilities and manage banking relations; monitor DSCR.
  • Lead budgeting, forecasting, and variance analysis; prepare board papers.

Job description

The Finance Manager oversees full-spectrum financial operations, project costing, corporate finance, and funding facilities across ongoing and upcoming development projects. This role serves as a key strategic partner to business development and senior leadership, ensuring financial discipline, regulatory compliance, and optimal capital allocation across project entities.

Responsibilities
Financial Operations & Statutory Compliance
  • Oversee month-end and year-end financial closing, ensuring full compliance with MFRS/IFRS and statutory accounting requirements.
  • Manage group accounting consolidation, general ledger, and balance sheet integrity across multiple project SPVs (Special Purpose Vehicles).
  • Coordinate annual financial audits and liaise with external auditors, tax agents, company secretaries, and statutory bodies.
Project Costing, Feasibility & Cash Flow Management
  • Conduct financial modeling, feasibility studies, and ROI/IRR evaluation for potential land acquisitions and property joint ventures.
  • Track project development expenditure, construction progress claims, variation orders, and overall Gross Development Value (GDV) / Gross Development Cost (GDC) margins.
  • Direct project-level dynamic cash flow forecasting to align collections from buyer progressive billings against contractor disbursements and debt servicing.
Treasury, Financing & Banking Relations
  • Secure bridging loans, land acquisition financing, and working capital facilities by preparing credit proposals and bank presentations.
  • Maintain banking relationships, monitor Debt Service Coverage Ratios (DSCR), and ensure strict adherence to loan covenants.
  • Monitor end-financing panel bank allocations and collaborate with solicitors and sales administration to accelerate billing collections.
FP&A, Budgeting & Strategic Planning
  • Lead annual group budgeting, financial forecasting, and monthly actual vs. budget variance analysis.
  • Prepare quarterly Board Papers, EXCO decks, and financial performance summaries for executive management.
  • Establish internal financial controls, standard operating procedures (SOPs), and Limits of Authority (LOA) for project disbursements and procurement.
Qualifications
  • Education: Bachelor's Degree in Accounting, Finance, or equivalent field.
  • Professional Qualification: ACCA, CPA, MIA, CIMA, or ICAEW membership is an added advantage.
  • Experience: 6-10 years of overall finance and accounting experience, with at least 3-5 years in the Property Development sector.
