Job summary

MTD Capital Bhd, based in Kuala Lumpur, Malaysia, invites an experienced Property Development Executive to coordinate design development, approvals, and master planning across multiple projects. You will ensure timely deliveries, maintain budgets, and lead cross-functional teams in a fast-paced environment.

The role requires a degree in Architecture or related field, 2–3 years' property development experience, and proficiency with MS Project or Primavera.

2–3 years of relevant property development experience.
Proven ability to manage multiple projects simultaneously; strong leadership and communication.

Responsibilities

Coordinate design development for Development Order, BP, land matters and approvals for project developments.
Assist in preparation of the master work program and monitor the project timeline.
Assist to provide technical input to other departments on project planning matters.
Review the completeness of submission, tender and construction drawings and documents.
Assist in preparing and monitoring the annual Business Plan.
Oversee all construction activities to meet schedule, budget and quality standards.
Conduct regular site visits to monitor progress at construction sites.
Monitor and control Variation Orders (VO) for all contracts.
Follow up with consultant/contractor on CCC checklist and application.
Coordinate the handover of completed projects to the Facilities Management team with inspections.
Compile and maintain complaint forms and update repair statuses.
Assist the FM team in supervising rectification during the Defects Liability Period.
Support tendering for post-construction services (maintenance, cleaning, landscaping, etc).
Collaborate to ensure CMGD issuance and documentation.

Job description

Key Responsibilities

Assist to coordinate design development of the appointed consultant team for Development Order, Building Plan (BP), land matters and other approval required for the project developments.
Assist in preparation of the master work program and monitor the project timeline.
Assist to provide technical/project input to other departments/units (Contract, Government Liaison, S&M, Finance, Design) on matters related to the project planning.
Review the completeness of submission, tender and construction drawings and documents.
Assist in preparing and monitoring on the annual Business Plan.
Oversee all construction activities to ensure adherence to the project schedule, budget and required quality standards.
Conduct regular site visit to monitor actual work progress at construction sites.
Monitor and control Variation Orders (VO) for all construction contracts.
Follow up closely with consultant/contractor on the CCC checklist and application.

Additional Responsibilities

Coordinate the handover of completed projects to the Facilities Management (FM) team, including key tagging and joint inspections of internal and external unit conditions (e.g., sanitary fittings, electrical installations).
Compile and maintain all complaint forms systematically, and regularly update the status of repair works carried out by respective subcontractors.
Assist the FM team in supervising and monitoring rectification works during the Defects Liability Period (DLP).
Support the FM team in the tendering process for post-construction service contracts such as maintenance, general cleaning, landscaping, grass cutting, and security services.
Collaborate with the FM team to ensure proper documentation and follow-up for the issuance of the Certificate of Making Good Defects (CMGD) for all completed works.
Ensure all maintenance activities comply with building codes, safety regulations, and environmental standards to avoid legal issues and maintain the integrity of the property.

Qualifications & Requirements

Bachelor's Degree in Architecture, Project Management, Civil Engineering, Construction Management, Town Planning or related field.
2-3 years of relevant property development experience.
Proven ability to manage multiple projects simultaneously
Strong leadership, coordination, and communication skills
Proficient in project management tools (e.g., MS Project, Primavera, or equivalent)
Knowledge of property development processes, statutory requirements, and project documentation
Self-motivated with a high level of initiative and attention to detail
Ability to work independently and collaboratively in a fast-paced environment
