Job summary

Pro Building Defect Management is seeking an experienced Defect Inspector to join our Quality Assurance and Control team in Kulai, Johor. The role involves inspecting building works, identifying defects, and ensuring compliance with specifications and regulations to protect project integrity.

You will document findings, liaise with contractors and project managers, and verify remediation actions before sign-off. Training is provided for qualified candidates.

Qualifications

• Minimum 3–5 years of experience as a Defect Inspector or in QA/QC roles within the construction industry.
• Fresh graduates are welcome; training will be provided.
• Strong knowledge of Malaysian building codes and regulatory requirements.
• Ability to conduct thorough inspections and produce professional inspection reports.
• Excellent attention to detail and clear communication with stakeholders.
• Proficiency with inspection software and digital documentation tools.

Responsibilities

• Conduct comprehensive inspections of building works at various stages of construction to identify defects, non-conformities and deviations from approved specifications.
• Document all findings through detailed inspection reports and ensure records are maintained.
• Liaise with contractors, project managers and site supervisors to communicate defect findings and ensure timely remediation actions.
• Verify corrective actions have been completed to the required standard before sign-off approvals.
• Inspect materials, components and finishes upon delivery to ensure they meet contractual requirements and quality standards.
• Monitor compliance with building codes, safety regulations and industry standards.
• Prepare detailed defect schedules and defect lists for handover documentation.
• Conduct pre-completion and final inspections to certify building readiness for handover to clients.
• Collaborate with QA team to develop and refine inspection procedures and checklists.
• Maintain detailed records of all inspections, defects and remedial actions for audit and compliance purposes.

About the role

Pro Building Defect Management is seeking an experienced Defect Inspector to join our Quality Assurance and Control team on a full-time basis in Kulai, Johor. This is a critical position within our organisation, responsible for ensuring that all building works meet the highest standards of quality and comply with relevant specifications and regulations. As a Defect Inspector, you will play a vital role in protecting the integrity of our projects and maintaining our reputation for excellence in the construction industry. You will be the frontline representative of our quality assurance processes, conducting thorough inspections and identifying any defects or non-conformities that require remediation.

Key responsibilities

• Conduct comprehensive inspections of building works at various stages of construction to identify defects, non-conformities and deviations from approved specifications.
• Document all findings through detailed inspection reports, submission through property developer app, ensuring accurate and thorough records are maintained.
• Liaise with contractors, project managers and site supervisors to communicate defect findings and ensure timely remediation actions.
• Verify that corrective actions have been completed to the required standard before issuing sign-off approvals.
• Inspect materials, components and finishes upon delivery to ensure they meet contractual requirements and quality standards before installation.
• Monitor compliance with building codes, safety regulations and industry standards throughout the construction process.
• Prepare detailed defect schedules and defect lists for handover documentation.
• Conduct pre-completion and final inspections to certify building readiness for handover to clients.
• Collaborate with the quality assurance team to develop and refine inspection procedures and checklists.

What we're looking for

A recognized qualification in construction, building surveying, quality assurance or a related discipline.

Minimum 3-5 years of experience as a Defect Inspector, Building Inspector or in a similar quality assurance and control role within the construction industry. (Fresh graduate are welcomed to apply). Training will provided.

Strong knowledge of building codes, construction standards and regulatory requirements in Malaysia.

Proven ability to conduct thorough and systematic inspections and produce detailed, professional inspection reports.

Excellent attention to detail with the ability to identify defects and non-conformities accurately.

Strong communication skills with the ability to clearly convey defect findings to various stakeholders.

Proficiency in using inspection software, digital documentation tools and photography equipment.

Knowledge of structural elements, finishes, mechanical systems and other building components.

Ability to work independently and manage time effectively across multiple projects.

A professional, courteous approach when liaising with contractors and site personnel.

Physical fitness and willingness to work on active construction sites in varying weather conditions.

Familiarity with defect management systems and quality assurance frameworks is highly desirable.
