Qualifications

Job description

  • Client Creditworthiness: During the project bidding stage, a credit investigation report shall be issued for developers/clients/owners cooperating for the first time, in accordance with the format requirements; for clients/owners of signed projects, a follow-up investigation report shall be issued quarterly in accordance with the format requirements.
  • Legal Review: During the project bidding and contract signing stages, based on the bidding and contract documents provided by the Marketing Department, participate in reviewing the bidding and contract documents, identify contract risk points, and issue legal opinions on the bidding and contract documents according to the required format.
  • Explanation of Risk Clauses in the Main Contract: For signed projects, explain the contract risk points and legal opinions to the project department.
  • Review of Main Contract Guarantees: Review the performance/advance payment/quality guarantees that the Finance Department is about to submit to the owner, verify whether they meet the requirements of the main contract and whether there are any additional risks, conduct early warning and monitoring of guarantee expiration, establish a guarantee ledger, monitor the submission time and expiration time, update monthly and publish documents on the department's OA platform;
  • Review of Subcontractor Guarantees: Review the guarantees provided to our company by subcontractors, verify whether the guarantees meet the contractual agreement, whether there are any circumstances that would affect our company's redemption of the guarantees, establish a guarantee ledger, monitor the submission time and expiration time, and update monthly the overdue or unrenewed guarantees.
  • Supplier Credit Management: Review supplier information and query supplier credit information through platforms such as CTOS, and complete the supplier information review form.
  • Main Contract Insurance Review: Review the insurance terms and contents of new projects, monitor the submission time, deadline, and renewal status of project insurance, and establish an insurance ledger, updating it monthly.
  • Schedule Management: Monitor the submission of project schedule plans after project commencement, review project EOT applications and approvals, continuously track the increase or decrease of project schedule penalties, track schedule and EOT status according to the format ledger, and update it monthly.
  • Certificates and Management: Monitor the submission of project progress payments and payment of project funds, track project confirmation and payment status according to the format ledger, focusing on timeliness, and update it monthly.
  • Engineering Instruction Management: Monitor whether project instructions will affect the schedule and costs, complete the format ledger, and remind relevant systems to submit quotations or responses within the contract deadline.
  • Engineering Deduction Management: Monitor project deductions according to the format ledger and whether objections are raised on time, updating it monthly.
  • Project Contract Inspection: Complete the contract inspection work of the previous quarter this quarter, fill out the Project Contract Inspection Form, and issue a contract inspection project report and special report. See the format text for detailed report content.
  • Project Correspondence Management: Track the correspondence ledgers of project owners, architects (consultants), and subcontractors, and review the content of correspondence with relevant parties to ensure compliance.
  • Project Contract Risk Prevention and Control: Hold special meetings to discuss and formulate solutions for key issues such as deductions, claims, EOT processing, and CNC responses, and assist projects in preparing relevant documents and advancing corresponding procedures.
  • Contract Training: Conduct one contract training session for key management personnel of projects or branch offices, focusing on compliance, risk control, and litigation management review, through joint presentations with local consultants, law firms, and internal staff.
  • Project Contract Manager Performance Evaluation: Conduct regular performance evaluations of the work of on-duty project contract managers.
Requirements:
  • Possess a Diploma or Bachelor's Degree and above in Quantity Surveying / Civil Engineering.
  • At least 10 years of working experience in Construction industry.
  • Experience working under main contractor company.
  • Specialized in Highrise building and industrial factory will be added advantage.
  • Able to work under tight schedules to meet datelines.
  • Ability to work independently & attention to details.
  • An excellent verbal and written communication & interpersonal skills.
