About the role
We are seeking an experienced Chargeman & Building Maintenance Supervisor to join our facilities management team in Rawang, Selangor. In this pivotal role, you will be responsible for overseeing the day-to-day maintenance and operational management of our building facilities. You will lead a team of maintenance staff, ensuring all building systems operate efficiently, safely and in compliance with relevant regulations. This position is critical to maintaining the integrity of our property assets and delivering a safe, well-maintained environment for all occupants. Your appointment as Chargeman is subject to you holding and maintaining a valid Certificate of Competency and registration with Suruhanjaya Tenaga (Energy Commission) appropriate to the Building’s electrical installation. This is an on-site role based in Rawang, Selangor.
Operate, monitor and maintain the Building’s electrical installation within the scope of your competency.
Conduct routine electrical inspections and preventive maintenance.
Monitor electrical readings, equipment condition and electrical faults.
Maintain required electrical logbooks and records.
Attend to electrical breakdowns and emergencies.
Coordinate electrical contractors and statutory inspections when required.
Ensure compliance with Suruhanjaya Tenaga requirements and applicable electrical regulations.
Conduct routine inspections of the Building, common areas, plant rooms, car park, security, cleanliness and all building services.
Implement and maintain the Building’s preventive maintenance programme.
Identify and attend to minor maintenance and repair works within your skills and authority.
Monitor the condition of pumps, plumbing, lighting, air-conditioning, mechanical equipment and other building services.
Maintain the Building’s maintenance and defect records.
Report major defects and recommend corrective action(s) to the Building Manager/Management.
Coordinate and monitor appointed maintenance contractors and service providers.
Monitor scheduled servicing and preventive maintenance, and maintain proper records.
Check the quality and completion of maintenance works.
Report outstanding or defective works to the Building Manager/Management.
Respond to electrical, mechanical, plumbing, water supply and other building service emergencies.
Assist in implementing the Building’s emergency procedures.
Immediately report major incidents, unsafe conditions or significant equipment failures to the Building Manager/Management.
Minimum 5+ years of experience in building maintenance supervision or facilities management roles
Proven expertise in maintenance and repair of building systems, including electrical, plumbing, mechanical and structural components
Strong leadership and supervisory skills with the ability to manage and motivate a team of maintenance personnel
In-depth knowledge of health, safety and building codes relevant to facilities management in Malaysia
Excellent organisational and time management abilities, with capability to prioritise multiple maintenance tasks
Strong communication skills, both written and verbal, for effective coordination with staff, management and occupants
Ability to troubleshoot technical problems and make sound decisions under pressure
Proficiency in using maintenance management software and basic computer literacy
Holds and maintains a valid Certificate of Competency and registration with Suruhanjaya Tenaga (Energy Commission) appropriate to the Building’s electrical installation.
Physical fitness and willingness to perform hand-on maintenance work when required
