Job summary

Win Modern Design Sdn Bhd is seeking an Account Executive (Property Developer/Construction) to handle full or partial sets of accounts for development projects with emphasis on cost control and accurate reporting.

You will manage project costing, accounts payable and contractor payments, bank reconciliations, and monthly closing, ensuring compliance with tax and statutory requirements. Strong Excel and accounting software proficiency is essential.

Qualifications

• Diploma or Degree in Accounting, Finance or related field.
• Experience in property development or construction accounting preferred at least 2 years will be an advantage.
• Knowledge of project costing and progress billing is more advantage.
• Proficient in MS Excel, SQL Accounting, and property development accounting software is preferred.

Responsibilities

• Handle full or partial sets of accounts for property development projects.
• Perform daily accounting operations, verification & reconciliation (including bank, customer, suppliers statements).
• Prepare journal entries, bank reconciliation and month-end closing.
• Maintain project-based accounting records for development costs and monitor construction, consultancy, marketing and operational expenses.
• Prepare project cost summaries and profitability analysis.
• Accounts payable & contractor payments; verify invoices against contracts, approvals and progress certificates.
• Prepare payment vouchers and manage payment schedules.
• Prepare monthly management accounts and ensure compliance with accounting standards and tax regulations.
• Assist SST, income tax and related statutory submissions; liaise with auditors, tax agents and regulatory bodies.

Account Executive (Property Developer/Construction)

Perform daily accounting operations ,verification & reconciliation (including Bank , customer, suppliers statement) .

Prepare journal entries, bank reconciliation and month-end closing

2. Project Accounting & Cost Control .

Maintain project-based accounting records for development costs .

Monitor construction, consultancy, marketing and operational expenses .

Prepare project cost summaries and profitability analysis

3. Accounts Payable & contractor payments .

Process supplier invoices, contractor progress claims and consultant fees.

Verify claims against contracts, approvals and progress certificates .

Prepare payment voucher and manage payment schedules

4. Financial reporting & compliance .

Prepare monthly management accounts .

Maintain proper filing and documentation of all financial records.

Ensure compliance with accounting standards, tax regulations and statutory requirements .

Prepare of assist in SST, income tax and related statutory submissions .

Assist in project financing matters, loan drawdowns, and banking documentation.

Liase with auditors, tax agents and regulatory bodies.

JOB REQUIREMENTS

Diploma or Degree in Accounting, Finance or related field

Experience in property development or construction accounting preferred at least 2 years will be an advantage

Knowledge of project costing and progress billing is more advantage

Proficient in MS Excel, SQL Accounting, and property development accounting software is preferred

Strong attention to details and ability to meet deadlines.
