Job Description

JOB SUMMARY

Facilities/Maintenance technicians operate and maintain facilities equipment including building controls, fire protection systems, and HVAC systems. They are responsible for maintenance, operation, and troubleshooting of utilities equipment, maintaining the physical structure of the establishment, and general electrical systems in an industrial, cGMP regulated facility. Utilities equipment includes chillers, boilers, air handling units, exhaust ventilation, dehumidifiers, cooling towers, compressed air systems, fire prevention, emergency power generators, water treatment, UPS, and environmental control systems. All maintenance activities are documented in the site computer maintenance management system (CMMS). They perform maintenance and repairs in plumbing, carpentry, painting, and other building upkeep activities. They also support project management for facility-related projects, including remodeling, equipment installation, safety, environmental compliance, mechanical systems maintenance, and energy management.

Essential Duties and Responsibilities
  1. Ensure facility maintenance and environmental monitoring activities are completed on schedule.
  2. Participate in facilities equipment installations as required.
  3. Perform minor building repairs and system repairs.
  4. Ensure contractors follow EES requirements on premises.
  5. Maintain spare parts inventory.
  6. Follow all safety policies and precautions.
  7. Ensure compliance with EMS responsibilities.
  8. Follow records management policies.
  9. Conduct predictive maintenance on various utility equipment using reliability tools.
  10. Utilize reliability techniques for lubrication, alignment, and vibration evaluations.
  11. Propose improvements to maintenance strategies based on reliability studies.
  12. Support RCA and FMECA activities for continuous improvement.
  13. Manage and coordinate plant initiatives with vendors and repair shops.
  14. Organize and implement facilities projects.
  15. Demonstrate leadership and project management skills.
  16. Plan and schedule maintenance work for at least two weeks ahead.
  17. Attain Green Belt and FPX certification.
Management & Supervision

This role does not involve direct management of employees. Reports to the Engineer.

Education & Experience
  • Technical Education Diploma or equivalent; High School Diploma preferred.
  • 6+ years of related experience preferred.
  • Experience with Reliability-Centered Maintenance, RCA, and FMECA is required.
