P3 Logistic Parks is seeking an experienced Property Manager to join our Italian team in Milan. The role focuses on maximizing property value, tenant satisfaction, operational excellence, and ESG compliance across a logistics portfolio.

You will combine technical expertise, financial acumen, and strong relationship skills to drive performance. Ideal candidates have 5+ years in commercial/industrial property management, fluency in Italian and English, and familiarity with Yardi or Tableau.

• 5+ years of experience in managing commercial/industrial/logistics properties with financial, technical and admin responsibilities.
• Independent and analytical, able to handle several projects and use data tools for decisions.
• Strong relationship and negotiation skills with clients and tenants.
• Relevant industry knowledge, preferably logistics/industrial real estate, with building maintenance understanding.

• Invoice, collect and manage all rental payments and service charges to ensure smooth cash flow.
• Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
• Provide monthly financial reporting including arrears, expenses and service charge breakdowns.
• Manage rental adjustments, ensuring correct indexation and income tracking.
• Handle tenders, repairs and CapEx projects with cost efficiency.
• Coordinate emergency responses—on call 24/7 for critical incidents.
• Conduct quarterly property and tenant site visits to monitor conditions.
• Oversee insurance claims from assessment to reimbursement negotiations.
• Manage third‑party providers ensuring quality maintenance and compliance.
• Build strong relationships with tenants and support leasing strategies.
• Develop and track business plans for financial and operational performance.
• Provide asset valuation support and assist acquisitions/dispositions.
• Oversee marketing initiatives to enhance property value and tenant engagement.

We are seeking an experienced Property Manager to join our Italian team in Milan. The Property Manager role is a business-critical asset performance partner, responsible for maximizing property value, tenant satisfaction, operational excellence, and ESG compliance across a logistics portfolio.

The ideal candidate combines technical expertise, financial acumen, tenant relationship skills, and strategic thinking to ensure our assets perform above market benchmarks.

SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU

FINANCIAL & ADMINISTRATIVE PROPERTY MANAGEMENT

• Invoice, collect, and manage all rental and service charge payments while ensuring smooth cash flow.
• Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
• Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns.
• Manage rental adjustments, ensuring correct indexation and income tracking.

TECHNICAL PROPERTY MANAGEMENT

• Handle tenders, repairs, and CapEx projects, ensuring compliance and cost efficiency.
• Coordinate emergency responses—be on call 24/7 for critical incidents.
• Conduct quarterly property & tenant site visits to monitor conditions and address issues.
• Oversee insurance claims, from technical assessments to reimbursement negotiations.
• Manage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction.

COMMERCIAL ASSET & PROPERTY MANAGEMENT

• Build strong relationships with tenants, ensuring a safe and well-maintained park environment.
• Support leasing strategies, market positioning, and tenant negotiations.
• Develop and track business plans for financial and operational performance.
• Provide asset valuation support and assist in acquisitions/dispositions.
• Oversee marketing initiatives to enhance property value and tenant engagement.

ESG, REPORTING & DATA MANAGEMENT

• Maintain real-time financial tracking, including weekly payment execution.
• Provide monthly reports on rent collection, expenses, and financial performance.
• Conduct annual service charge reconciliations and account closings.
• Keep electronic and paper documentation up to date per corporate standards.
• Track and manage ESG performance data for all properties.

WHAT YOU NEED TO SHINE IN THIS ROLE

• 5+ years of experience managing commercial, industrial, or logistics properties, with responsibility for financial, technical, and administrative performance.
• Independent and analytical, comfortable managing several projects simultaneously and using tools such as Yardi or Tableau to make data-driven decisions.
• Strong relationship and negotiation skills, able to maintain trusted client relationships while being assertive when necessary.
• Relevant industry/technical knowledge, preferably logistics or industrial real estate, with solid knowledge of building maintenance and contracts.
• Fluent Italian and English, a valid driver’s license, and willingness to travel between properties.
• Flexible seniority: mid-senior candidates are welcome, but strong junior/high-potential candidates may also be considered. An Engineering or Architecture background is preferred.
