Jobtailor in Milan, Lombardy, is seeking a seasoned Senior Property Manager to oversee financial performance, lease administration, and service charge management across a portfolio of commercial, industrial, and logistics properties. You will drive cash flow, coordinate CapEx projects, manage third‑party providers, and build strong tenant relationships while ensuring compliance, safety, and ESG tracking.

Descrizione del lavoro

Invoice, collect, and manage all rental and service charge payments while ensuring smooth cash flow
Oversee lease administration from contract setup to enforcement, renewals, and handovers
Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns
Manage rental adjustments, indexation, and income tracking
Handle tenders, repairs, and CapEx projects, ensuring compliance and cost efficiency
Coordinate emergency responses and be on call 24/7 for critical incidents
Conduct quarterly property and tenant site visits
Oversee insurance claims from technical assessments to reimbursement negotiations
Manage third-party providers to ensure quality maintenance, legal compliance, and tenant satisfaction
Build strong tenant relationships and ensure a safe, well-maintained park environment
Support leasing strategies, market positioning, and tenant negotiations
Develop and track business plans for financial and operational performance
Provide asset valuation support and assist in acquisitions and dispositions
Oversee marketing initiatives to enhance property value and tenant engagement
Maintain real-time financial tracking, including weekly payment execution
Conduct annual service charge reconciliations and account closings
Keep electronic and paper documentation up to date
Track and manage ESG performance data for all properties

Requirements

5+ years of experience managing commercial, industrial, or logistics properties
Responsibility for financial, technical, and administrative property performance
Ability to manage several projects simultaneously and make data-driven decisions
Experience with tools such as Yardi or Tableau
Strong relationship-building and negotiation skills
Relevant industry/technical knowledge, preferably in logistics or industrial real estate
Solid knowledge of building maintenance and contracts
Fluent Italian and English
Valid driver’s license
Willingness to travel between properties
Mid-senior candidates welcome; strong junior/high-potential candidates may also be considered
Engineering or Architecture background preferred
