Job summary

Zillow Group Inc. in Bengaluru, India, is seeking a Title Order Specialist to support the loan manufacturing process for Zillow Home Loans.

You will place title package orders with vendors, review documents, and update the LOS (Encompass) while coordinating with sales and processing teams. You'll build relationships with internal and external stakeholders, ensure adherence to SLAs, and maintain confidentiality of customer information in compliance with regulations.

About the Team

As part of the Zillow Home Loans team, you will play an active role in a vital part of the loan manufacturing process to help Zillow Home Loans customers reach their financial goals. The Title Order Specialist partners with title/escrow companies and Dytrix to ensure quick receipt of documents needed for the loan file, updates the loan origination software (LOS) and supports the Processing team in servicing ZHL’s customers.

About the Role

You will place title package orders with title vendor, partner with sales and processing when additional information is needed, upload and review required title documents—including CPLs, wiring statements and closing disclosures—according to SOPs, update records in Encompass (LOS), and keep the processing team apprised of progress. You will promptly communicate with loan stakeholders on any issues that arise, build and maintain cohesive relationships with internal and external stakeholders, maintain company service level and turnaround time standards (specific measurables include return‑call times, return‑email times, and task ordering/completion times), and uphold confidentiality and privacy of customer and employee information in compliance with regulatory requirements.

Work Location

This role is an office position. Employees regularly work at the Zillow India office for approximately 80 to 100 percent of their time each month. Employees must live within a reasonable commuting distance of the office.

Compensation

In addition to a competitive base pay, employees in this role are eligible for incentive compensation subject to applicable laws and relevant Zillow policies. Actual amounts will vary depending on experience, performance, and location.
