KK Group is seeking a Team Lead – Facilities (Maintenance) to oversee the operation of our office and industrial infrastructure in Bengaluru.   • Degree in Mechanical, Electrical, or Civil Engineering.
  • 8–10 years' experience in Facility Management, preferably industrial premises.
  • Knowledge of building systems and sustainability practices.
  • FMP or FMC certification preferred.

Responsibilities

  • Oversee day-to-day facility operations for buildings and infrastructure.
  • Ensure HVAC, electrical, plumbing, elevators and fire protection systems function smoothly.
  • Plan preventive and corrective maintenance for facility assets.

Job Title : Team Lead – Facilities (Maintenance).
Department : Maintenance & Facilities
Reporting To: Senior Manager – Maintenance & Facilities
Mode of Work:Stationary (5 Days a Week)

Communication: English & a grip on the local language Kannada is mandatory.

Role Summary

The Team Lead ensures efficient operation of all physical infrastructure, utilities, and workplace services while maintaining compliance with statutory requirements. This role manages employee transport, food & beverage services, housekeeping, security, pest control, landscaping, water supply, pantry services, fire protection, plumbing & sanitation, stationery management, and waste disposal, along with driving sustainability initiatives.

Key Responsibilities:
1. Facility Operations & Maintenance:
  • Oversee day-to-day operations of office buildings, plants, and associated infrastructure.
  • Ensure proper functioning of HVAC, electrical systems, plumbing, elevators, fire safety systems, and other building services.
  • Plan and execute preventive and corrective maintenance for facility assets.
  • Manage housekeeping teams and vendors to maintain cleanliness and hygiene across premises.
  • Ensure compliance with sanitation and health standards.
3. Security Services:
  • Oversee physical security systems (CCTV, access control, visitor management).
  • Manage security personnel and ensure 24/7 safety and surveillance.
4. Pest Control & Landscaping:
  • Schedule and monitor pest control activities to maintain a hygienic environment.
  • Manage landscaping and gardening services for aesthetic and environmental upkeep.
5. Water Supply & Plumbing:
  • Ensure uninterrupted water supply for building operations.
  • Oversee plumbing and sanitation systems for proper functioning and compliance.
6. Pantry & Food & Beverage Services:
  • Oversee cafeteria operations, pantry services, and catering arrangements.
  • Ensure quality, hygiene, and compliance with food safety standards.
  • Manage contracts with F&B vendors and monitor service performance.
7. Stationery & Office Supplies:
  • Manage stationery inventory and distribution across departments.
  • Optimize procurement and cost control for office supplies.
  • Implement waste segregation and disposal systems in compliance with local regulations.
  • Drive recycling initiatives and reduce landfill waste.
9. Employee Transport Management:
  • Plan and manage employee transportation services (routes, schedules, vendor coordination).
  • Ensure vehicle safety, compliance, and timely availability.
  • Implement tracking systems for employee safety and punctuality.
  • Conduct fire drills and emergency preparedness programs.
11. Sustainability & Energy Management:
  • Develop and implement sustainability programs aligned with corporate ESG goals.
  • Monitor and reduce energy consumption, water usage, and waste generation.
  • Drive green building initiatives, renewable energy adoption, and carbon footprint reduction.
  • Ensure compliance with environmental regulations and certifications (ISO 14001, LEED, BEE).
  • Negotiate and manage contracts for all facility services.
  • Monitor vendor performance and ensure SLA compliance.
13. Budgeting & Cost Control:
  • Prepare annual facility budgets and monitor expenses.
  • Identify cost‑saving opportunities without compromising quality or safety.
  • Use Facility Management Systems (FMS) or IWMS for tracking assets, work orders, and space utilization.
  • Implement smart building solutions for efficiency.
Key Performance Indicators (KPIs):
  • Facility uptime and service availability.
  • Preventive maintenance compliance.
  • Transport punctuality and cost efficiency.
  • Food service quality and employee satisfaction scores.
  • Housekeeping and hygiene audit scores.
  • Waste recycling rate and water conservation metrics.
  • Statutory and environmental compliance (zero non‑conformances).
Qualification & Experience:
  • Degree in Mechanical/Electrical or Civil Engineering.
  • 8 to 10 years’ experience in Facility Management, preferably in Industrial premises.
  • Knowledge of building systems, sustainability practices, transport logistics, and vendor management.
  • Certification & License: FMP or FMC professionals will be given preference.
