Job summary

The Unemps is seeking a proactive Sourcing Specialist to join our Retail Real Estate team in Bangalore. You will identify and evaluate commercial and retail properties aligned with client requirements, with extensive fieldwork and strong networking.

You will build relationships with property owners, landlords, brokers, developers, and channel partners, coordinating with internal teams to meet client needs and drive successful acquisitions across Bangalore's retail landscape.

Qualifications

• Bachelor's degree in a related field.
• 1–4 years of experience in Retail Real Estate, Commercial Leasing, Property Sourcing, Brokerage, or Property Acquisition.
• Strong networking and relationship management skills.
• Willingness to travel across Bangalore for property scouting and client meetings.
• Proficiency in Excel/Sheets; CRM experience is a plus.

Responsibilities

• Identify and source retail and commercial properties in Bangalore, including high streets, malls, standalone buildings, and mixed-use developments.
• Conduct market mapping across key commercial micro-markets to identify opportunities.
• Build and maintain relationships with property owners, landlords, brokers, developers, and channel partners.
• Evaluate properties based on location, accessibility, visibility, footfall, catchment, rental trends, and viability.
• Negotiate terms with property owners and stakeholders.
• Maintain an updated property database with documentation and market intelligence.
• Coordinate with internal teams to match client requirements with properties.
• Arrange inspections and client site visits.
• Support due diligence, transaction processes, and documentation throughout acquisition lifecycle.
• Monitor market trends and rental benchmarks; prepare regular reports.

Key Responsibilities

• Identify and source retail and commercial properties, including high streets, malls, standalone buildings, and mixed-use developments.
• Conduct market mapping across Bangalore's key commercial micro-markets to identify suitable property opportunities.
• Build and maintain strong relationships with property owners, landlords, brokers, developers, and channel partners.
• Evaluate properties based on location, accessibility, visibility, footfall, catchment area, rental trends, and commercial viability.
• Negotiate commercial terms with property owners and stakeholders where required.
• Maintain an accurate and updated property database with complete documentation and market intelligence.
• Coordinate with internal advisory, leasing, and business development teams to match client requirements with available properties.
• Arrange and coordinate property inspections and client site visits.
• Support documentation, due diligence, and transaction processes throughout the property acquisition lifecycle.
• Monitor market trends, competitor activities, rental benchmarks, and emerging retail locations.
• Prepare sourcing reports, market analysis, and regular pipeline updates for management.

Required Skills & Qualifications

• Bachelor's degree in Business Administration, Real Estate, Commerce, Marketing, or a related field.
• 1–4 years of experience in Retail Real Estate, Commercial Leasing, Property Sourcing, Brokerage, or Property Acquisition.
• Strong understanding of Bangalore's commercial and retail real estate market.
• Experience in market mapping and identifying new commercial opportunities.
• Excellent networking and relationship management skills.
• Strong communication, negotiation, and interpersonal abilities.
• Comfortable with extensive local travel for property scouting and client meetings.
• Good analytical skills with the ability to assess commercial viability.
• Proficiency in Microsoft Excel, Google Sheets, and CRM/property management tools is an advantage.
