Job summary

Maharaj Commercial is seeking a Senior Project Surveyor for its Nava Raipur, Chhattisgarh site. You will lead surveying operations across large residential developments, enforcing millimetre-level accuracy in geodetic positioning, layout setting-out, and QA on earthwork and MEP placement.

You will manage a field team, coordinate with Estimation/QS, and ensure precise data integration into CAD/DEM, using advanced surveying technologies like robotic total stations and 3D scanners.

Qualifications

• Bachelor’s Degree or Diploma in Surveying or related technical discipline; license preferred.
• 12+ years of field surveying experience in large-scale residential real estate developments.

Responsibilities

• Establish geodetic control networks, benchmarks, and baseline reference points for projects.
• Oversee precise setting-out for boundaries, roads, foundations, structural columns, grids, and MEP points.
• Resolve boundary discrepancies and contractor layout conflicts on-site.
• Perform pre-pour alignment checks and verticality checks for high-rise structures to ensure zero deviation.
• Conduct as-built surveys at milestones to verify alignment with Good for Construction drawings.
• Audit contractor setting-out and sub-contractor data to prevent spatial clashes.
• Compute earthwork quantities and validate material consumption for billing.
• Lead and mentor the site survey team; translate spatial data for engineers and contractors.

Job Title: Project Surveyor Real Estate

Location: Nava Raipur, Chhattisgarh

Department: Projects / Construction

Reporting To: Project Manager

Role Summary

The Senior Project Surveyor will direct all surveying, layout setting-out, and geodetic positioning operations across large-scale residential developments, including master-planned townships, villa communities, and high-rise apartment towers. This role enforces millimetre-level accuracy across site infrastructure, foundations, structural elements, and MEP positioning, preventing structural deviations, resolving boundary conflicts, and optimizing material, Drone survey and earthwork quantities.

Key Responsibilities

• Geodetic Control, Layouts and Site Setting-Out Establish, calibrate, and maintain high-precision primary and secondary geodetic control networks, Setting up Benchmark grids and maintaining it, and baseline reference points across the project site.
• Supervise and execute precise setting-out and staking for site boundaries, road layouts, deep foundations, structural columns, grid lines, utility trenches, MEP penetration points, and landscape features.
• Resolve boundary line discrepancies, land possession coordinates, interface mismatches, and contractor layout conflicts on-site.
• Conduct pre-pour structural alignment and verticality checks (plumbness) for high-rise towers, retaining structures, and shear walls to ensure zero deviation.
• As-Built Surveys & Quality Assurance Execute comprehensive as-built surveys at every construction milestone (pre-excavation, foundation, intermediate slabs, and final finishes) to verify strict alignment with approved Good for Construction (GFC) drawings.
• Cross-check and audit contractor setting-out works and sub-contractor layout data to prevent spatial clashes and structural deviations.
• Document and report non-conformities, level variances, and alignment errors immediately to the Project Manager and site engineering teams. Volume Computations & Material Take-Offs
• Conduct initial topographic and contour surveys to calculate accurate cut-and-fill earthwork quantities and site grading volumes.
• Compute precise volumetric calculations for earthmoving, bulk excavation, concrete placements, and aggregate fill to validate contractor billing and material consumption.
• Coordinate closely with the Estimation / Quantity Surveying team to furnish accurate dimensional verification for variation orders and final quantity certifications. Survey Technology, Data Processing & Team Leadership
• Lead, mentor, and supervise the site survey team, assigning daily field tasks and conducting rigorous quality audits of raw field notes and processed survey data.
• Process, model, and integrate field survey data into CAD drawings, Digital Elevation Models (DEM), and coordinate logs using specialized surveying software.
• Manage, calibrate, and oversee the maintenance of all specialized surveying instrumentation to ensure peak field accuracy and operational reliability.

Qualifications & Requirements

• Education: Bachelor’s Degree or Diploma in Surveying or a related technical discipline. Valid professional surveyor licensing or formal state/national registration is highly preferred.
• Experience: 12+ years of hands-on field surveying experience specifically in large-scale residential real estate developments (gated villa communities, high-rise residential towers, and integrated townships).

• Equipment Mastery: Complete autonomy in operating modern surveying hardware, including Robotic Total Stations (Leica, Trimble, Topcon), RTK GPS/GNSS receivers, Digital Levels, and 3D Laser Scanners.
