Job summary

Sanvi Business Solutions in Chennai invites a senior Project Manager to lead end-to-end execution of premium residential projects in Adyar. You will own planning, scheduling and delivery from excavation to handover, ensuring quality, timelines and budget compliance for high-value developments.

The role demands 12–15 years of experience in residential projects, strong MSP/Primavera and AutoCAD skills, and proven leadership. Immediate joiners preferred.

Qualifications

• 12-15 years of experience in residential/real estate projects.
• Minimum 3 projects completed as Project Manager.
• Strong MSP/Primavera, AutoCAD, project costing and site execution.
• Knowledge of RERA norms, NBC codes, MEP coordination, and green building practices.
• Leadership, vendor negotiation, crisis management, and client-facing communication.

Responsibilities

• Lead planning, scheduling, and execution of residential projects from excavation to handover.
• Prepare project budgets, BOQs, and monitor cash flow with finance team.
• Coordinate with architects, consultants, contractors, and government bodies.
• Drive daily site meetings, track progress against CPM/PERT charts, and resolve bottlenecks.
• Ensure QA/QC procedures and conduct regular site inspections.
• Enforce safety protocols, conduct toolbox talks, and ensure zero-accident sites.
• Liaise with clients, RERA authorities, PMC, and design teams.
• Submit weekly/monthly MIS reports on progress, cost, and resource utilization.
• Ensure all statutory approvals: RERA, Fire NOC, OC, and local authority clearances.
• Oversee snagging, de-snagging, and smooth customer handover process.
• Maintain as-built drawings, warranties, and project documentation.

*About the Role* We are hiring a senior Project Manager to lead end-to-end execution of premium residential projects in Adyar. You will own the complete project lifecycle from planning to handover, ensuring quality, timelines, and budget compliance for high-value developments.

Key Responsibilities
Project Planning & Execution – Lead planning, scheduling, and execution of residential projects from excavation to handover

• Prepare project budgets, BOQs, and monitor cash flow with finance team

• Coordinate with architects, consultants, contractors, and government bodies

• Drive daily site meetings, track progress against CPM/PERT charts, and resolve bottlenecks

Quality & Safety – Ensure adherence to structural drawings, specifications, and IS codes

• Implement QA/QC procedures and conduct regular site inspections

• Enforce safety protocols, conduct toolbox talks, and ensure zero-accident sites

Stakeholder Management – Liaise with clients, RERA authorities, PMC, and design teams

• Manage labor contractors, vendors, and material procurement schedules

• Submit weekly/monthly MIS reports on progress, cost, and resource utilization

Compliance & Handover – Ensure all statutory approvals: RERA, Fire NOC, OC, and local authority clearances

• Oversee snagging, de-snagging, and smooth customer handover process

• Maintain as-built drawings, warranties, and project documentation

Required Skills & Qualifications – Education: B.E/B.Tech Civil. PMP certification preferred
