Job summary

KC Overseas is seeking an experienced real estate development leader to take end-to-end responsibility for the land parcel, including approvals, conversion, warehouse construction, leasing, and ongoing property management. The role requires managing from land development through construction, leasing, and ongoing operations, coordinating with multiple stakeholders and ensuring project success.

Qualifications

• Graduate or Postgraduate in real estate development, construction, warehouse, facility or asset management.
• Strong project management, negotiation, vendor and stakeholder management skills.

Responsibilities

• Lead land-use conversion, approvals, NOCs and permissions for development of the property.
• Coordinate with architects, consultants, legal advisers, contractors and authorities throughout the project.
• Oversee warehouse planning, construction and execution within timelines and budget.
• Coordinate making the warehouse commercially ready for leasing/renting.
• Develop and manage the leasing process, including market assessment, brokers, tenants and lease execution.
• Manage tenant relationships, handovers, renewals, and rental coordination.
• Oversee maintenance, security, safety, facility management and vendor management.
• Monitor costs and identify opportunities for cost optimization.
• Provide MIS updates to senior management on approvals, construction, costs, leasing and maintenance.

Job Purpose:

To take end-to-end responsibility for the development and management of the company's agricultural land parcel, including required approvals/conversion, warehouse construction, leasing and ongoing property management.

Key Responsibilities

• Lead the process of land-use conversion, statutory approvals, NOCs and other permissions required for development of the property.


• Coordinate with architects, consultants, legal advisors, contractors and government authorities throughout the project.


• Oversee warehouse planning, construction and project execution, ensuring timelines, quality and budgets are maintained.


• Coordinate the complete process of making the warehouse commercially ready for leasing/renting.


• Develop and manage the leasing process, including market assessment, brokers, prospective tenants, negotiations and lease execution.


• Manage tenant relationships, handover, renewals and rental coordination.


• Oversee property maintenance, security, safety, facility management and vendor management.


• Monitor project and operating costs and identify opportunities for cost optimization.


• Provide regular MIS and updates to senior management on approvals, construction, costs, leasing, rentals and maintenance.


• Graduate/Postgraduate with 8-10 years of experience in real estate development, construction, warehouse, facility or asset management.


• Experience in land conversion/development, warehouse/commercial projects and leasing preferred.


• Strong project management, negotiation, vendor and stakeholder management skills.


• Ability to independently manage a property from land development through construction, leasing and ongoing operations.
