Job summary

PeopleStrong in Mumbai seeks a Manager – FM to lead lifecycle management of elevators and vertical transport across residential, commercial, and mixed-use developments. You will plan, install, test, commission, maintain, modernize, and drive safety and quality while ensuring customer satisfaction.

The role requires 12–18 years of experience in vertical transportation or MEP projects, and exposure to major OEMs such as Otis, Schindler, KONE, and Thyssenkrupp.

Qualifications

• 12–18 years of experience in Vertical Transportation, Elevators, Lift Engineering, or MEP Projects.
• Experience in residential, commercial, mixed-use, hospitality, or infrastructure projects.
• Exposure to installation, commissioning, maintenance, modernization, and project management of elevators.

Responsibilities

• Manage end-to-end execution of elevator systems across assigned projects.
• Review drawings and design submissions from elevator consultants and OEMs.
• Ensure timely installation, testing, commissioning, and handover per schedule.
• Coordinate with site construction, MEP, façade, and finishing teams.
• Liaise with elevator manufacturers, contractors, consultants, and statutory authorities.
• Monitor performance against safety, quality, timeline, and cost parameters.
• Conduct periodic reviews and ensure adherence to contractual commitments.
• Coordinate with authorities for inspections and licenses.

Job Description: Manager – FM

Purpose of the Role: To oversee the planning, installation, testing, commissioning, maintenance, modernization, and lifecycle management of elevators and vertical transportation systems across residential, commercial, and mixed-use developments, ensuring safety, quality, operational efficiency, and customer satisfaction.

Key Responsibilities

Project Planning & Execution

• Manage end-to-end execution of elevator and vertical transportation systems across assigned projects.
• Review technical specifications, drawings, layouts, and design submissions from elevator consultants and OEMs.
• Ensure timely installation, testing, commissioning, and handover of elevators as per project schedules.
• Coordinate with site construction, MEP, façade, and finishing teams for smooth execution.
• Liaise with elevator manufacturers, contractors, consultants, and statutory authorities.
• Monitor contractor performance against quality, safety, timeline, and cost parameters.
• Conduct periodic reviews and ensure adherence to contractual commitments.

Quality & Safety

• Ensure compliance with all applicable safety standards, regulatory requirements, and company guidelines.
• Drive quality improvements and ensure defect-free handover of elevators to Operations/FM teams.

Maintenance & Operations

• Monitor preventive and breakdown maintenance activities.
• Review uptime, downtime, breakdown reports, and maintenance KPIs.
• Ensure prompt closure of customer and operational complaints related to elevators.

Statutory Compliance

• Coordinate with relevant authorities for inspections, approvals, certifications, and permits.
• Ensure statutory compliance and timely renewal of licenses and certifications.
• Work closely with Project, Design, Procurement, Sales, CRM, and Facility Management teams.
• Support customer handovers and address technical concerns related to vertical transportation systems.
• Participate in project review meetings and provide regular progress updates.

Cost & Budget Control

• Monitor budgets, installation costs, maintenance expenditures, and vendor payments.
• Identify value engineering and cost optimization opportunities without compromising quality and safety.

Desired Candidate Profile

Education

• B.E./B.Tech in Electrical, Electronics, Mechanical, Instrumentation, or related discipline.
• MBA/PGDM in Project Management preferred.

Experience

• 12–18 years of experience in Vertical Transportation, Elevators, Lift Engineering, or MEP Projects.
• Experience in residential, commercial, mixed-use, hospitality, or infrastructure projects.
• Exposure to installation, commissioning, maintenance, modernization, and project management of elevators.
• Experience working with reputed elevator OEMs such as Otis, Schindler, KONE, Thyssenkrupp, Johnson, Omega, Mitsubishi, Hitachi, etc.
