Senior BMU (Building Maintenance Unit) Design / Engineering

About the Role

We are looking for an experienced and technically strong Senior BMU professional to join our team. The ideal candidate will have hands-on experience in Building Maintenance Units (BMU), faade access systems, mechanical design, technical coordination and project execution. The candidate should be capable of independently handling BMU design and engineering activities and coordinating with architects, structural consultants, vendors, fabricators and project teams.

Key Responsibilities

• Lead and manage BMU design and engineering activities from concept to detailed design and execution.
• Prepare and review BMU layouts, GA drawings, detailed drawings, equipment arrangements and technical documentation.
• Develop BMU solutions considering building geometry, faade requirements, access requirements, loading conditions and operational constraints.
• Coordinate with architects, faade consultants, structural engineers and other project consultants to integrate BMU systems with the building design.
• Review structural and architectural drawings and identify BMU interface requirements, fixing points, tracks, platforms and access zones.
• Coordinate with BMU manufacturers, vendors and fabricators for technical specifications, design development, quotations and shop drawings.
• Review technical submittals, calculations, material specifications, method statements and vendor drawings.
• Support project teams during installation, testing, commissioning and troubleshooting of BMU systems.
• Conduct technical reviews and ensure designs comply with applicable project specifications, safety requirements and relevant standards.
• Attend client and consultant meetings and present BMU design proposals, technical solutions and project updates.
• Mentor junior team members and review their drawings and technical deliverables.
• Coordinate with site teams to resolve design and execution-related BMU issues.

Required Technical Skills

• Strong knowledge of BMU and faade access systems, including roof-mounted and faade-mounted systems, suspended platforms/gondolas, monorails, tracks, davits and related access equipment.
• Good understanding of mechanical design principles, load considerations, fixing/interface requirements and equipment selection.
• Proficiency in AutoCAD is mandatory; knowledge of SolidWorks, Revit or other relevant design software will be an advantage.
• Ability to read and interpret architectural, structural and faade drawings.
• Strong understanding of BOQs, technical specifications, vendor coordination and engineering documentation.
• Good knowledge of BMU installation, testing, commissioning and maintenance requirements.
• Strong problem-solving, coordination and communication skills.

Experience & Qualifications

• Bachelor's degree/diploma in Mechanical Engineering or a relevant engineering discipline.
• Typically 7-12 years of relevant experience, with significant hands-on exposure to BMU / faade access systems.
• Candidates with experience in BMU design, faade access, access equipment, gondola systems or related mechanical systems are preferred.
• Experience independently handling projects and coordinating with consultants, clients and vendors will be highly preferred.
• Strong technical ownership and the ability to guide a team are essential for this senior-level position.
