Job summary

Mahaganpati Associate is seeking an experienced Architect to lead design and planning for government projects in Pune. You will develop concept plans, working drawings, and tender documents, coordinating with government bodies and consultants to ensure regulatory compliance.

The ideal candidate holds a B.Arch/M.Arch with COA registration and 5+ years of relevant experience, including government exposure. Proficiency in AutoCAD, Revit, SketchUp, and Lumion is required.

Qualifications

• Bachelor or master in architecture with COA registration.
• 5+ years of architectural experience, government projects preferred.
• Knowledge of local city bye-laws, DCR/UDCPR and NBC.
• Experience with FSI/FAR, zoning and development permissions is a plus.
• Proficient in AutoCAD, Revit, SketchUp and Lumion.

Role & responsibilities

• Lead architectural design and planning for government projects.
• Prepare concept plans, working drawings, and GFC drawings.
• Prepare BOQs, estimates, specifications, and tender documents.
• Coordinate with government departments, authorities, and project consultants.
• Handle government approvals, NOCs, and statutory submissions.
• Ensure compliance with City Building Bye-Laws and Development Control Regulations (DCR/UDCPR).
• Ensure compliance with NBC, RERA, Fire, Environmental, and other applicable regulations.
• Study and interpret local city planning rules, zoning regulations, FSI/FAR, setbacks, height restrictions, parking norms, and development permissions.
• Coordinate with structural, MEP, landscape, and other consultants.
• Conduct regular site inspections and monitor design execution.
• Review contractor drawings, material submissions, and technical documents.
• Attend government authority meetings and technical discussions.
• Prepare presentations, progress reports, and project documentation.
• Review measurements, variations, and contractor submissions.
• Resolve architectural and technical issues during project execution.
• Monitor project schedule, quality, cost, and compliance.
• Coordinate inspections, completion certificates, and project handover.
• Ensure timely completion as per government standards, tender conditions, and approved drawings.

Preferred candidate profile

Bengaluru City project experience preferred

• B.Arch / M.Arch qualification
• COA Registration mandatory
• 5+ years of architectural experience
• Government project experience preferred
• Experience with PWD / CPWD / PMC / PMRDA / other government projects preferred
• Strong knowledge of local City Bye-Laws, DCR / UDCPR and NBC
• Experience in government approvals and statutory NOCs
• Knowledge of FSI/FAR, setbacks, zoning and development permissions
• Proficiency in AutoCAD, Revit, SketchUp and Lumion
• Experience in tender drawings, BOQ and GFC drawings
• Strong consultant, contractor and authority coordination
• Good leadership and team-management skills
• Willingness to travel for site visits and government meetings
