Position: Senior Architect

1. Job Summary

Gopalan Enterprises is looking for an experienced Senior Architect with 9+ years of experience in residential projects,

particularly in architectural planning, design development, statutory approvals, and building plan sanctions. The ideal candidate

should have hands-on experience preparing and coordinating architectural drawings, obtaining building plan sanctions from relevant authorities, and ensuring compliance with applicable building regulations and development control norms. The candidate will coordinate with consultants, government authorities, project teams, and other stakeholders to ensure timely approvals and smooth project execution.

2. Key Responsibilities

A. Architectural Design & Planning

• Develop architectural concepts, layouts, floor plans, elevations, sections, and detailed working drawings for residential projects.
• Review architectural drawings to ensure functionality, design quality, and compliance with project requirements.
• Coordinate design development with structural, MEP, landscape, and other consultants.
• Ensure drawings are practical, accurate, and suitable for construction.
• Review and resolve design-related issues arising during project execution.

B. Building Plan Sanctions & Statutory Approvals

• Prepare, review, and coordinate architectural drawings required for building plan sanctions and statutory approvals.
• Handle submission and follow-up of building plans with relevant authorities such as BBMP, BDA, BMRDA, MUDA, or other applicable

local planning authorities, depending on project location and jurisdiction.

• Coordinate with liaison consultants and authorised professionals to obtain building plan approvals and sanctions.
• Ensure compliance with applicable building bye-laws, zoning regulations, FAR/FSI, setbacks, ground coverage, height restrictions,

parking norms, and other development control requirements.

• Coordinate preparation and submission of documents required for plan approval, revisions, and resubmissions.
• Track approval status, resolve observations raised by authorities, and ensure timely closure of pending approvals.
• Maintain records of sanctioned drawings, approval letters, revised plans, and statutory documentation.
• Coordinate plan changes and obtain revised sanctions wherever required.

C. Residential Project Experience

• Manage architectural planning and design for residential apartments, villas, gated communities, and other housing developments.
• Ensure residential layouts comply with applicable planning and approval requirements.
• Coordinate with project teams to ensure sanctioned drawings are followed during execution.
• Review site conditions and provide architectural solutions for design or construction-related challenges.

D. Consultant & Stakeholder Coordination

• Coordinate with structural consultants, MEP consultants, landscape architects, liaison teams, and project managers.
• Conduct design coordination meetings and resolve discrepancies between architectural and consultant drawings.
• Liaise with statutory authorities and external agencies regarding approval requirements and drawing clarifications.
• Ensure timely sharing of approved drawings with relevant project stakeholders.

E. Construction Drawing & Documentation

• Prepare and review detailed architectural working drawings and construction documentation.
• Ensure consistency between sanctioned drawings, working drawings, and drawings issued for construction.
• Maintain drawing registers, revision records, and approval documentation.
• Review shop drawings and coordinate architectural details with execution teams.
• Support site teams in interpreting drawings and resolving technical queries.

F. Compliance & Quality Control

• Ensure architectural designs comply with applicable building regulations, fire and life-safety requirements, accessibility norms, and

other relevant statutory provisions.

• Identify potential approval-related issues during the design stage and recommend corrective measures.
• Review drawings for accuracy and completeness before submission.
• Ensure project execution aligns with approved plans and applicable regulatory requirements.

3. Required Qualifications

6. Preferred Candidate Profile

• Experience in residential apartment projects, high-rise residential buildings, villas, and gated communities is preferred.
• Hands-on experience in obtaining building plan sanctions and managing statutory approvals is strongly preferred.
• Experience dealing with BBMP, BDA, BMRDA, MUDA, or other relevant local authorities in Karnataka will be an advantage.
• Ability to independently manage architectural drawings, statutory submissions, approval follow-ups, and consultant coordination.
• Strong attention to detail, practical problem-solving abilities, and a result-oriented approach.
