Summary

Liaison Bank is looking for an experienced and technically strong Senior Architect – Approvals & Liaisoning to manage end-to-end architectural scrutiny, statutory permissions, municipal approvals, and regulatory compliance for residential, commercial, industrial, and redevelopment projects.

The candidate must have hands-on experience in preparing, scrutinizing, coordinating, submitting, and following up on architectural drawings and statutory approval applications with municipal corporations, development authorities, and other government departments across Mumbai and the MMR region.

The ideal candidate should possess strong working knowledge of Development Control Regulations (DCR/DCPR), National Building Code (NBC), FSI/FAR calculations, AutoCAD, Revit, and local building approval procedures.

Key Responsibilities

A. Architectural Planning & Technical Documentation

• Prepare, review, and coordinate architectural submission drawings for building permissions and statutory approvals.
• Independently review building plans, layouts, site plans, elevations, sections, area statements, and supporting documentation.
• Perform FSI/FAR calculations, assess permissible built-up areas, and verify development potential as per applicable regulations.
• Ensure drawings comply with applicable DCR/DCPR, NBC provisions, local development regulations, and authority-specific requirements.
• Identify technical discrepancies, documentation gaps, and compliance issues before submission.

B. Statutory Approvals & Liaisoning

Manage and coordinate the complete approval lifecycle, including:

• Development Plan (DP) Remarks and land-use verification.
• Conception/Concept Plan Approval and preliminary planning permissions, as applicable.
• Development Control Regulations (DCR/DCPR) compliance and Development Plan requirements.
• Architectural Submission Drawings and Building Plan Approvals.
• Intimation of Disapproval (IOD) and Commencement Certificate (CC) approvals.
• Completion Certificate (CC) and Occupation Certificate (OC) approvals, as applicable.
• Building Completion and Occupancy-related documentation.
• Amendment Approvals, revised plans, and additional alteration permissions.
• Section 342 approvals, where applicable to the project and authority.
• IOD-related compliance, conditions, and approval tracking.
• Technical Architectural Approvals and other applicable departmental NOCs.
• MHADA, MMRDA, SRA, and other development authority approvals, depending on project requirements.
• Fire Department approvals and coordination with relevant technical consultants.
• Property-related municipal permissions and regularization matters, where applicable.

C. Municipal Corporation & Development Authority Approvals

The candidate should have practical experience coordinating with relevant authorities, including:

• MCGM/BMC – Municipal Corporation of Greater Mumbai.
• MMRDA – Mumbai Metropolitan Region Development Authority.
• MHADA – Maharashtra Housing and Area Development Authority.
• NMMC – Navi Mumbai Municipal Corporation.
• TMC – Thane Municipal Corporation.
• KDMC – Kalyan-Dombivli Municipal Corporation.
• VMC/VVMC – Vasai-Virar Municipal Authority, as applicable.
• PMC – Pune Municipal Corporation, where required.
• Mira-Bhayandar Municipal Corporation.
• Other applicable municipal corporations, planning authorities, and statutory departments.

D. Software & Technical Competencies

• Hands-on working knowledge of AutoCAD for architectural drawings and submission plans.
• Working knowledge of Revit and architectural drawing coordination.
• Proficiency in FSI/FAR calculations, area statements, development potential assessments, and compliance checks.
• Ability to review drawings against applicable development regulations and authority-specific checklists.
• Familiarity with online building permission portals, digital submissions, approval tracking systems, and document management.

E. Project Coordination & Client Management

• Coordinate with clients, developers, builders, project managers, structural consultants, MEP consultants, and other stakeholders.
• Conduct site visits and coordinate with relevant authorities for inspections, clarifications, and compliance requirements.
• Track application status, objections, scrutiny comments, resubmissions, and approval timelines.
• Maintain approval registers, documentation records, project trackers, and status reports.
• Provide technical guidance to junior architects and liaison team members.
• Identify approval risks, resolve technical observations, and escalation.

Important: Candidates with only architectural design experience, without direct exposure to statutory approvals and liaisoning, will not be preferred.

Eligibility Criteria

• Bachelor of Architecture (B.Arch.) from a recognized institution.
• 8-12 years of overall professional experience, preferably with substantial experience in architectural approvals and liaisoning.
• Proven experience handling approval cases independently, from documentation and submission through objection resolution and final approval.
• Strong knowledge of Mumbai and MMR building regulations and approval procedures.
• Experience dealing with municipal corporations, planning authorities, and government departments.
• Strong communication, coordination, documentation, and problem-solving skills.
• Ability to manage multiple projects and approval deadlines simultaneously.

We are looking for a result-oriented Senior Architect who combines strong architectural knowledge with practical statutory approval experience. Candidates with direct experience in BMC/MCGM, MHADA, MMRDA, NMMC, TMC, KDMC, Mira-Bhayandar, and other MMR authorities will be given preference.
