Job summary

Unicon Group is seeking a Senior Architect to lead the technical side of residential projects from land feasibility through approvals to coordinated drawings. You will collaborate with management, liaison consultants, and design consultants, owning architectural and approval decisions for each project.

The role requires 6+ years of experience, B.Arch (COA registered), and hands-on expertise with FSI/TDR calculations; proficiency in AutoCAD and Revit/BIM is preferred.

Qualifications

Responsibilities

• Lead feasibility and development potential assessments for land parcels and redevelopment opportunities
• Manage building permissions, approvals, and environment/PCB/NOC processes with PMC, PCMC, PMRDA
• Coordinate architectural, structural and MEP drawings across consultants; resolve conflicts
• Review working and GFC drawings before site release; maintain drawing registers and revisions
• Support site teams with design queries and ensure approvals align with project timelines

About the Role

Unicon Group is looking for a Senior Architect to lead the technical side of our residential real estate projects, from land feasibility through approvals to coordinated drawings. You will work closely with management, liaison consultants and design consultants, and you will own the architectural and approval decisions on each project.

Key Responsibilities

Feasibility and Development Potential

• Prepare project feasibility reports for new land parcels and redevelopment opportunities
• Read and interpret DP plans, DP remarks, zoning and road widening
• Carry out FSI, premium FSI, TDR and ancillary FSI calculations under UDCPR
• Prepare area statements and assess saleable area and overall development potential

Approvals and Statutory Compliance

• Manage building permission, commencement certificate, plinth checking and occupancy certificate processes with PMC, PCMC and PMRDA
• Coordinate Environmental Clearance (SEIAA) and MPCB consent (CTE/CTO) requirements
• Coordinate Fire NOC and other departmental NOCs
• Work with liaison architects and consultants to track approvals and resolve objections
• Support MahaRERA documentation where architectural input is needed

Design and Drawing Coordination

• Coordinate architectural, structural and MEP/services drawings across consultants
• Identify conflicts between disciplines and follow each one through to resolution
• Review working drawings and GFC (good-for-construction) drawings before release to site
• Maintain drawing registers and revision control
• Support site teams on design queries during execution

Requirements

• 6+ years of experience, preferably with a reputed developer or established architecture firm in Pune
• Hands-on experience with FSI and TDR calculations and feasibility studies
• Sound working knowledge of UDCPR and Pune approval processes (PMC/PCMC/PMRDA)
• Exposure to EC and MPCB approval processes
• Proven experience coordinating multi-discipline drawings on residential projects
• Proficiency in AutoCAD; Revit/BIM knowledge is an advantage
• Strong communication skills and the ability to manage multiple consultants and deadlines

Preferred

• Experience on mid-rise or high-rise residential projects
• Experience on redevelopment projects
