Job summary

Devyani International Limited in Gurugram is seeking a Senior Executive – SAP REFX to manage end-to-end real estate processes within SAP S/4HANA or ECC, focusing on lease management, system configuration, and IFRS 16 compliance.

You will drive integration with SAP FI (Financial Accounting), CO (Controlling), and PM (Plant Maintenance), support data migration, reporting, and AMS, and collaborate with business stakeholders to optimize portfolio performance.

Qualifications

• 3–5 years SAP REFX experience with at least one end-to-end implementation.
• Experience configuring Business Partner, Rental Objects, and Service Charge Settlements.
• Bachelor’s degree in Business/IT; SAP REFX certification desirable.

Responsibilities

• Design and configure REFX architectural views, business partners, contract types, and condition types.
• Manage lease-in/lease-out processes including renewals and rent adjustments.
• Ensure integration with FI/CO/PM modules for postings and cost management.
• Configure IFRS 16 valuation and postings to meet local regulatory requirements.
• Perform data cleansing and migration of legacy contract data; provide AMS support.
• Develop reports for portfolio analysis, occupancy rates, and financial KPIs.
• Prepare FS and user manuals; conduct end-user training.

Role Overview:

The Senior Executive – SAP REFX will be responsible for managing and supporting end-to-end real estate processes within SAP (S/4HANA or ECC). The role includes lease management, system configuration, integration with core SAP modules, and ensuring financial and statutory compliance in line with IFRS 16 standards.

Key Responsibilities

• Implementation & Configuration: Design and configure architectural/usage views, business partners, contract types, and condition types in the REFX module.
• Contract & Lease Management: Manage complex lease-in/lease-out processes, including renewals, terminations, and rent adjustments.
• Integration with Core Modules: Ensure seamless integration with SAP FI (Financial Accounting) for postings, CO (Controlling) for cost management, and PM (Plant Maintenance) for repairs.
• Financial & Regulatory Compliance: Configure valuation rules and postings to comply with IFRS 16 and local statutory requirements.
• Data Migration & Support: Perform data cleansing and migration of legacy contract data, as well as providing application support (AMS).
• Reporting & Analysis: Develop custom reports for portfolio analysis, occupancy rates, and financial KPIs.
• Documentation & Training: Prepare functional specifications (FS), user manuals, and conduct end-user training
• Module Expertise: Primarily SAP RE-FX, often combined with FI-AA (Asset Accounting) and FI-GL.
• Implementation: Configuring SAP systems for end-to-end lease life cycle management, including data migration (LSMW).
• Compliance: Ensuring compliance with Ind AS 116 for lessees, which requires recognizing ROU assets and lease liabilities, while managing exemptions like short-term or low-value leases.
• Functional Tasks: Performing valuation, generating posting journals, and configuring automatic postings for depreciation and interest.

Qualifications & Experience

• 3–5 years in SAP REFX, with at least one end-to-end implementation.
• Expertise in configuring Business Partner, Rental Objects, and Service Charge Settlements.
• Strong analytical, communication, and client-facing skills to work with business stakeholders.
• Bachelor’s degree in Business, IT, or related field; SAP REFX certification is desirable.
