More about the role This is an exciting job opportunity for a Real Estate Portfolio Manager, onsite in Gurgaon or Noida office, with Signify. The Real Estate Portfolio Manager has a regional responsibility for the countries in scope (India sub continent, Middle East, Africa and Turkey) and partners with the businesses to drive portfolio optimization and consolidation, create additional value on our total Real Estate cost. This role will be responsible for ensuring that Real Estate strategic initiatives are deployed and implemented, in line with strategic and portfolio plans for the businesses and in line with Signify.
Responsible for senior stakeholder alignment in the region to fully understand business and location strategy and translate that into real estate requirements. Support development of real estate strategy per asset type and deploy the same. Advises and challenges strategic rationale, space demand, financial implications, liabilities, risks and opportunities. Primus inter pares in the region for HoRE. Leads the regional team and ensures balanced project allocation and prioritization for the region aligned with strategic priorities.
Analyzing office utilization data, developing space plans, and implementing solutions to ensure the physical environment supports the needs and goals of Signify and its employees.
Reviews 18 months advance lease events on a regular basis and ensures business alignment and execution. Responsible for real estate transactions and contract term negotiations in the region for lease renewals, lease acquisitions, disposals and partners with internal and external stakeholders in legal, environmental, tax, finance etc. Manages outsourced service providers for transactions in the region. Ensures high quality and compliant and auditable transaction process and is primary interface with brokers.
Responsible for target and meets capital expenditure and P&L targets. Prepares financial business cases prior to submission and presentation to investment committee.
Support team of facility managers, ensuring compliance with HSE/Security standards and promoting a safe and efficient workplace environment across the assigned regional facilities. Oversee the execution of real estate projects with the support of facility managers and external suppliers.
