Job summary

Signify, the new company name of Philips Lighting, is seeking a Real Estate Portfolio Manager for onsite work in Gurgaon or Noida. The role oversees regional portfolio strategy across India subcontinent, MEA and Turkey, driving cost optimization and consolidation in alignment with business goals.

You will lead a regional team, manage space planning, lease negotiations, and transactions, and collaborate with finance, legal, and facilities to deliver value across the portfolio.

Qualifications

  • 10+ years corporate real estate experience in international environments.
  • Excellent knowledge of lease contracts and real estate transactions.
  • Experience in stakeholder management within a matrix organization.
  • Strong financial acumen: IFRS, NPV, cash flow, and P&L impact.
  • People management and cross-functional project coordination skills.

Responsibilities

  • Define regional real estate strategy aligned to business goals and translate into requirements.
  • Analyze space utilization and develop space plans to support company needs.
  • Lead lease renewals, acquisitions, disposals, and negotiate terms with stakeholders.
  • Prepare business cases and manage capex targets for regional portfolio.
  • Oversee facilities projects and ensure HSE/compliance across regional sites.
  • Act as SME supporting cross-region priorities in workplace, project management, and transactions.

More about the role This is an exciting job opportunity for a Real Estate Portfolio Manager, onsite in Gurgaon or Noida office, with Signify. The Real Estate Portfolio Manager has a regional responsibility for the countries in scope (India sub continent, Middle East, Africa and Turkey) and partners with the businesses to drive portfolio optimization and consolidation, create additional value on our total Real Estate cost. This role will be responsible for ensuring that Real Estate strategic initiatives are deployed and implemented, in line with strategic and portfolio plans for the businesses and in line with Signify.

Strategy and Portfolio

Responsible for senior stakeholder alignment in the region to fully understand business and location strategy and translate that into real estate requirements. Support development of real estate strategy per asset type and deploy the same. Advises and challenges strategic rationale, space demand, financial implications, liabilities, risks and opportunities. Primus inter pares in the region for HoRE. Leads the regional team and ensures balanced project allocation and prioritization for the region aligned with strategic priorities.

Space management

Analyzing office utilization data, developing space plans, and implementing solutions to ensure the physical environment supports the needs and goals of Signify and its employees.

Transactions Reviews

Reviews 18 months advance lease events on a regular basis and ensures business alignment and execution. Responsible for real estate transactions and contract term negotiations in the region for lease renewals, lease acquisitions, disposals and partners with internal and external stakeholders in legal, environmental, tax, finance etc. Manages outsourced service providers for transactions in the region. Ensures high quality and compliant and auditable transaction process and is primary interface with brokers.

Financial Management

Responsible for target and meets capital expenditure and P&L targets. Prepares financial business cases prior to submission and presentation to investment committee.

Facilities and Project Management

Support team of facility managers, ensuring compliance with HSE/Security standards and promoting a safe and efficient workplace environment across the assigned regional facilities. Oversee the execution of real estate projects with the support of facility managers and external suppliers.

Subject Matter Expertise

Role Holds SME role for the domain supporting strategic priorities. In this global SME role, be a consultant supporting across regions in the area of but not limited to workplace, project management, transactions, (use of own) technology, sustainability.

More about you
  • Bachelor's degree in finance, economics, or related; master's degree highly preferred
  • 10+ years of corporate real estate experience, portfolio management, facilities management and transactions management in an international environment with distribution/warehouse, manufacturing, office, and R&D sites.
  • Excellent knowledge of lease contracts
  • Experience in stakeholder management, account management and managing expectations within a matrix management environment
  • Working knowledge of transactions, design, construction management, facilities and property management
  • Excellent business and financial acumen and experience in and been responsible for transactions, negotiations and deal-making; negotiation-handling with uncompromising sense of business integrity
  • Strong working knowledge of commercial and industrial building systems, including HVAC, electrical distribution, plumbing, fire/life safety systems, building controls, and industrial utilities is preferred
  • Knowledge of financial aspects like IFRS (International Financial Reporting Standards), lease accounting, NPV (Net Present Value) and cash flow; experience with and understanding of decisions impacting P&L and balance sheet
  • People management skills creating a performance culture and experience coordinating project teams, preferably in matrix environment; combines result orientation with process focus
