Job summary

Alpha Alternatives in India, Maharashtra, seeks an experienced real estate investment professional to lead relationship origination, underwriting, and feasibility studies across residential real estate. You will benchmark pricing, assess absorption velocity, and monitor construction costs and timeline risks, including RERA compliance.

Qualifications

• 9–12 years in residential real estate investment, private equity, or development finance.
• Strong financial modelling and valuation skills (DCF, residual land value, comparable sales).
• Strong understanding of real estate lifecycle and value drivers across asset class.
• Strong analytical skills with the ability to translate data into actionable insights.
• Track record of closing and managing real estate deals through to exit.
• Excellent communication and interpersonal skills.

Responsibilities

• Lead relationship/origination and underwriting across feasibility, absorption velocity, pricing benchmarking, construction cost and timeline risk, and RERA compliance status.
• Collaborate with internal and external stakeholders in the analysis of real estate transactions across asset classes including land, residential, commercial, mixed use.
• Build and defend financial models (IRR, equity multiple, sensitivity analysis) presented to the Investment Committee.
• Manage developer/promoter relationships post-origination; negotiate deal structure, waterfall, and exit terms.
• Own the preparation of pitch book & investment memo in discussion with stakeholders.
• Run due diligence coordination — legal title, approvals, technical/structural audits — alongside Legal and external consultants.
• Track portfolio-level residential performance (sales velocity, collection efficiency, cost overruns) and flag early warning signs.
• Conduct micro-market studies, product benchmarking, demand-supply analysis, and pricing strategies to identify trends and opportunities.
