Job summary

hBits is seeking a highly analytical and commercially minded Real Estate Acquisition Analyst to join the acquisitions team. The role covers opportunity identification through underwriting, due diligence, transaction execution and post‑acquisition monitoring, working with senior leadership and external partners to assess fit with investment criteria.

Qualifications

• Bachelor’s degree in finance, commerce, economics, real estate or related discipline.

Responsibilities

• Identify and evaluate potential commercial real estate opportunities, assess location, asset quality, tenant profile, leases, occupancy, and risks.
• Build and maintain models to analyse cash flows, rents, operating expenses, capex, and financing; perform IRR, yields, cash-on-cash and sensitivity analysis.
• Coordinate due diligence across finance, tax, legal and technical; review leases and financial statements with external consultants.
• Analyse market trends, rental activity, vacancies, absorption, and valuation drivers across CRE markets.
• Attend site visits and assess location, building quality, tenant mix and accessibility.
• Support acquisition through underwriting, diligence, negotiation and closing.
• Prepare investment memos and presentations detailing thesis, assumptions, returns and risks.
• Track performance vs underwriting; monitor rent collection, occupancy, expiries and value creation opportunities.

Job description

We are looking for a highly analytical and commercially minded Real Estate Acquisition Analyst to join our acquisitions team.

The role will involve evaluating commercial real estate investment opportunities from initial opportunity identification through underwriting, due diligence, transaction execution and post-acquisition monitoring.

You will work closely with senior leadership and internal and external stakeholders to assess investment opportunities against hBits’ investment criteria.

The ideal candidate should be comfortable working with financial models, market research, property-level information and investment analysis, while having a strong curiosity about the underlying real estate business.

This is an opportunity to work on live commercial real estate transactions and develop an end-to-end understanding of real estate investing.

Key Responsibilities

• Investment & Acquisition Analysis: Identify, screen and evaluate potential commercial real estate opportunities; assess location, asset quality, tenant profile, lease structure, rental economics, occupancy, growth potential and key investment risks to support acquisition decisions.
• Financial Modelling & Valuation: Build and maintain financial models to analyse property-level cash flows, rental income, operating expenses, capex and financing requirements; perform valuation and return analysis including IRR, equity returns, yields, cash-on-cash returns and sensitivity analysis.
• Due Diligence: Participate in and coordinate commercial, financial, tax, legal and technical due diligence; review leases, tenant information, financial statements and other asset documentation, while working with external consultants and identifying key risks, gaps and red flags.
• Market & Asset Research: Conduct research across commercial real estate markets, micro-markets and asset classes; analyse rental trends, comparable properties, transaction activity, vacancy, absorption, supply-demand dynamics and other factors influencing asset valuations and investment returns.
• Site Visits & Asset Evaluation: Participate in property site visits and evaluate the physical and commercial aspects of assets, including location, accessibility, building quality, tenant profile, surrounding infrastructure and competitive positioning.
• Transaction Execution: Support the acquisition process through underwriting, diligence, negotiation and closing; coordinate with internal teams, asset owners and external advisors to ensure transaction milestones and critical diligence items are completed within timelines.
• Investment Reporting: Prepare investment memos, deal notes, financial analysis and management presentations clearly articulating the investment thesis, key assumptions, expected returns, risks and downside scenarios for senior management and investment stakeholders.
• Post-Acquisition Monitoring: Monitor acquired assets against underwriting assumptions, including rental collections, occupancy, lease expiries, tenant developments and asset-level financial performance, and highlight material deviations, risks or value-creation opportunities.

We are looking for someone who combines strong financial aptitude with a genuine interest in real estate and investments.

Essential Qualifications

• Bachelor’s degree in finance, Commerce, Economics, Real Estate, Business or a related discipline.
• 1–4 years of relevant experience in investment analysis, real estate, investment banking, transaction advisory, corporate finance, credit, equity research, valuation or related fields.
• Strong proficiency in Microsoft Excel and financial modelling.
• Strong understanding of financial statements and financial analysis.
• Excellent analytical and quantitative abilities with strong attention to detail.
• Strong written and verbal communication skills with the ability to work effectively with multiple stakeholders.

Preferred Qualifications

• CFA / CA / FRM / MBA Finance / CIMA or equivalent qualification.
• Experience in commercial real estate, real estate finance, private equity, credit, investment banking or transaction advisory.
• Experience in financial modelling, valuation and/or real estate transactions.
