Job summary

Prime Homes Services Bangalore is seeking a seasoned Cost Controller to oversee pre- and post-contract activities for luxury residential towers and villas in Bengaluru. You will manage cost budgets, tendering processes, and final accounts while ensuring margins and compliance with IS 1200 and RERA requirements.

The role requires 5+ years in quantity surveying or cost management on premium projects, strong Excel skills, and experience with AutoCAD or costing tools. Kannada language is preferred.

Qualifications

• 5+ years in quantity surveying or cost management on residential projects with a real estate developer, including luxury or premium projects.
• Pre-contract (estimation, tendering, contracting) and post-contract (measurement, billing, final accounts) experience.
• Measurement per IS 1200, rate analysis and BOQ preparation.
• Contractor bill certification and material reconciliation.
• Ability to read architectural and structural GFC drawings.
• Working knowledge of RERA cost requirements.
• Advanced MS Excel proficiency and AutoCAD or costing tool.
• Working Kannada preferred.

Responsibilities

• Prepare quantity take-offs, BOQs and project cost budgets from GFC drawings, including premium finishes, imported materials, facade, landscaping and amenity works.
• Run tenders, prepare comparative statements, negotiate rates, and recommend contractors and specialist vendors.
• Finalise work orders with clear scope, payment terms, retention and penalty clauses.
• Measure work at site, and certify running and final bills against work orders and BOQ.
• Reconcile material consumption and flag wastage and leakage.
• Verify variations and claims, manage retention, advances and recoveries, and close final accounts at handover.
• Track committed vs. actual cost by project and package, and flag overruns early with corrective action.
• Prepare cost-to-completion forecasts and monthly cost reports for the project head and management.
• Provide cost inputs for RERA certification, pricing and project feasibility.

Role

Own project cost control for luxury residential towers and villas, from budget and tender to final account. Protect project margin, certify only measured work, and give management an accurate cost-to-completion view on premium specifications and high-value finishes.

Key Responsibilities

Pre-Contract

• Prepare quantity take-offs, BOQs and project cost budgets from GFC drawings, including premium finishes, imported materials, facade, landscaping and amenity works.
• Run tenders, prepare comparative statements, negotiate rates, and recommend contractors and specialist vendors.
• Finalise work orders with clear scope, payment terms, retention and penalty clauses.
• Maintain rate analysis and approved rate contracts.

Post-Contract

• Measure work at site, and certify running and final bills against work orders and BOQ.
• Reconcile material consumption (cement, steel, tiles, stone, joinery), and flag wastage and leakage.
• Verify variations and claims, manage retention, advances and recoveries, and close final accounts at handover.
