Job summary

Hiliving Projects LLP in Chennai seeks an experienced Quantity Surveyor (QS) to manage quantity estimation, BOQ preparation, rate analysis and cost control across real estate projects. The role covers billing, subcontractor billing, material reconciliation, and project cost management with close coordination with project teams.

Qualifications

• BE/B.Tech or Diploma in Civil Engineering with relevant QS exposure.
• Hands-on experience in BOQ, estimation, and billing.
• Residential and commercial project exposure with cost control.

Responsibilities

• Prepare and review BOQ based on drawings and project requirements.
• Perform quantity take-off and estimation for civil works.
• Prepare rate analysis, cost estimates, and project budgets.
• Prepare and verify contractor/subcontractor bills.
• Check RA Bills, measurement sheets and work completion quantities.
• Verify quantities against drawings and BOQ at site.
• Coordinate with Project, Civil, Architecture, Procurement and Accounts teams.
• Monitor project cost, variations and additional works.
• Prepare material reconciliation and identify deviations.
• Evaluate variation orders and cost deviations.
• Assist in tendering, quotation comparisons and contractor negotiation.
• Review vendor/subcontractor quotations and prepare statements.
• Maintain documentation of BOQ, billing, measurements, estimates and cost reports.
• Conduct site visits to verify measurements and progress.
• Ensure costs stay within the approved budget.
• Coordinate with consultants and site teams on billing needs.
• Prepare periodic cost and quantity reports for management.

Job Summary

We are looking for an experienced Quantity Surveyor (QS) with strong experience in Real Estate / Construction projects. The candidate will be responsible for quantity estimation, BOQ preparation, rate analysis, cost estimation, billing, subcontractor billing, material reconciliation, and project cost control.

The ideal candidate should have hands‑on experience in residential / commercial construction projects and good knowledge of civil works, construction materials, drawings, contracts and project costing.

Key Responsibilities

• Prepare and review BOQ (Bill of Quantities) based on drawings and project requirements.
• Perform quantity take-off and estimation for civil and construction works.
• Prepare rate analysis, cost estimates and project budgets.
• Prepare and verify contractor / subcontractor bills.
• Check RA Bills, measurement sheets and work completion quantities.
• Verify quantities executed at site against approved drawings and BOQ.
• Coordinate with Project, Civil, Architecture, Procurement and Accounts teams.
• Monitor project cost, variations and additional works.
• Prepare material reconciliation and identify quantity/cost deviations.
• Evaluate variation orders, extra items and deviation statements.
• Assist in tendering, quotation comparison and contractor negotiation.
• Review vendor/subcontractor quotations and prepare comparative statements.
• Maintain proper documentation of BOQ, billing, measurements, estimates and cost reports.
• Conduct regular site visits to verify measurements and work progress.
• Ensure project costs are maintained within the approved budget.
• Coordinate with consultants, contractors and site teams for quantity and billing-related requirements.
• Prepare periodic cost and quantity reports for management review.

Required Skills

• Strong knowledge of Quantity Surveying and Construction Estimation.
• Good knowledge of BOQ Preparation, Quantity Take-off and Rate Analysis.
• Experience in Civil / RCC / Finishing works.
• Knowledge of Contractor Billing, Subcontractor Billing and RA Bills.
• Understanding of construction drawings and specifications.
• Knowledge of Material Reconciliation and Cost Control.
• Good knowledge of MS Excel.
• Knowledge of AutoCAD is preferred.
• Good analytical, negotiation and coordination skills.
• Strong attention to detail and numerical accuracy.

Qualification

B.E / B.Tech Civil Engineering

OR

Diploma Civil Engineering
