Job Summary
The Property Manager – Technical is responsible for the overall technical operations, maintenance, safety, and statutory compliance of assigned commercial properties. The role ensures uninterrupted building operations, optimal performance of engineering systems, vendor management, cost control, and a high level of client satisfaction while maintaining service excellence.
Key Responsibilities
Technical Operations:
- Manage the day-to-day technical operations of commercial buildings.
- Ensure efficient operation and maintenance of all MEP (Mechanical, Electrical, and Plumbing) systems.
- Supervise preventive, predictive, and breakdown maintenance activities.
- Monitor the performance of HVAC systems, DG sets, transformers, HT/LT panels, UPS, elevators, fire alarm systems, firefighting systems, STP, WTP, pumps, and BMS.
- Ensure minimum equipment downtime and maximum asset reliability.

- Prepare annual preventive maintenance schedules.
- Review maintenance reports and ensure timely closure of technical issues.
- Conduct regular inspections of plant rooms, common areas, and engineering equipment.
- Ensure availability of critical spare parts and consumables.
Vendor & Contractor Management

- Manage AMC vendors, technical contractors, and service providers.
- Monitor vendor performance against agreed SLAs and KPIs.
- Verify service reports, invoices, and work completion certificates.
- Ensure contractors comply with safety and statutory requirements.
Client & Occupant Management

- Act as the primary technical point of contact for clients and occupants.
- Resolve technical complaints within agreed timelines.
- Conduct client meetings and provide operational updates.
- Maintain high levels of customer satisfaction.
Safety & Compliance
Safety & Compliance
- Ensure compliance with all statutory regulations and local authority requirements.
- Maintain fire safety systems in operational condition.
- Conduct emergency response drills and safety audits.
- Ensure adherence to EHS (Environment, Health & Safety) standards.
- Maintain all statutory records, licenses, and compliance documentation.
Financial Management

- Prepare engineering budgets and monitor expenses.
- Optimize utility consumption and implement energy-saving initiatives.
- Review monthly operating costs and identify opportunities for cost reduction.
- Support procurement activities and technical evaluations.
Team Management

- Lead and supervise engineering teams, supervisors, and technicians.
- Prepare duty rosters and manpower deployment plans.
- Conduct performance reviews and technical training.
- Foster a culture of safety, accountability, and continuous improvement.
Reporting & Documentation

- Prepare daily, weekly, and monthly operational reports.
- Maintain equipment history, maintenance logs, and asset registers.
- Submit incident reports, RCA (Root Cause Analysis), and CAPA (Corrective and Preventive Actions) where required.
- Track SLA performance and operational KPIs.

- Bachelor's Degree or Diploma in Electrical, Mechanical, or Civil Engineering.
- Additional certifications in Facility Management, Fire & Safety, or Energy Management are preferred.
Experience
Experience
- 6–10 years of experience in technical property or facility management.
- Minimum 3 years of experience managing Grade A commercial buildings, IT parks, business parks, or mixed-use developments.
- Experience working with property management companies, developers, or corporate real estate organizations is preferred.
