Job summary

SVKM in Mumbai seeks a seasoned Construction Project Manager with 15–25 years of experience to lead large residential, commercial, and institutional projects. You will manage scope, schedule, cost, and quality, coordinating with contractors, consultants, and finance teams to ensure timely delivery and compliance with IS/NBC standards.

The role requires a Civil Engineering or Construction Management background, with PMP/PgMP/RICS/LEED beneficial. Master’s preferred.

Qualifications

• Bachelor’s Degree in Civil Engineering or Construction Management.
• Master’s degree preferred.
• Certifications such as PMP®, PgMP®, RICS, LEED advantageous.
• 15–25 years of experience in construction project management for large projects.
• Proven track record of multi-disciplinary projects from conception to completion.

Responsibilities

• Define project scope, objectives, deliverables, and timelines with stakeholders.
• Prepare master schedule and milestone charts using MS Project.
• Review design and tender documents for constructability and cost-effectiveness.
• Maintenance of existing buildings and coordination with Finance.
• Prepare and monitor budgets, cost plans, and track financial performance.
• Supervise on-site execution, mobilize manpower, materials, and equipment.
• Enforce IS codes, NBC, and HSE standards; conduct audits.
• Administer contracts, manage claims, and maintain documentation.
• Liaise with clients, architects, consultants, and authorities for approvals.
• Oversee handover, commissioning, and as-built documentation.

Job Description:

Project Planning and Initiation

• Defineprojectscope,objectives,deliverables,andtimelinesinconsultationwith stakeholders.

Budgeting and Cost Control

• Conducttechno-commercialevaluationofbidsandassistincontractor/vendor selection.
• Trackprojectfinancialperformance,managevariations,andensurecostoptimization.

Construction Management

• Supervise on-site execution through coordination with contractors, consultants, and site engineers.
• Ensuretimelymobilizationofmanpower,materials,andequipment.
• Monitorprogressthroughsiteinspections,dailyreports,andreviewmeetings.
• Implementeffectivechangemanagementandissueresolutionprocesses.

Quality Assurance and Safety

• Enforce adherence to approveddrawings,specifications, andquality standards (IS codes, NBC, etc.).
• EnsurestrictcompliancewithHealth,Safety,andEnvironment(HSE)norms.
• Conductregularqualityandsafetyaudits.

Contract and Documentation Management

• Administer contracts, manage claims, and maintain correspondence with contractors and consultants.
• Ensureallstatutoryapprovalsandpermitsareobtainedbeforeandduringexecution.
• Maintaincomprehensiveprojectdocumentation,drawings,andrecords.

Stakeholder Coordination

• Liaise with clients, architects, consultants, and government authorities for approvals and inspections.
• Conductregularprogressreviewmeetingswithmanagementandstakeholders.
• Ensure effective communication among design, execution, procurement, and finance teams.

Project Handover and Closure

• Overseetesting,commissioning,snagrectification,andas-builtdocumentation.
• Prepareprojectcompletionreportsandhandoverdocumentation.
• Evaluatecontractorperformanceandlessonslearnedforfutureprojects.
