Duties & Responsibilities
  • Handover of projects within Cost, Quality and within the estimated timelines.
  • Greenfield Projects of healthcare exposure mandatory from start to complete.
  • Single Point of Contact (SPOC) and act as Project Owner with complete end to end responsibility.
Quality Control & Process
  • To validate the execution works against various standards by using checklist.
  • Validation of the materials against the specifications and drawings.
Stakeholder Management
  • Co-ordinate with the ops for the clinical requirements of the area.
Adherence to ESH norms of the organization
  • Hygiene and safety control of the area

KEY TASKS & RESPONSIBILITIES

DUTIES & RESPONSIBILITIES
PRE-CONSTRUCTION
  • Initiate a master program.
  • Prepare the project budget.
  • Provide inputs on space planning.
  • Provide inputs on constructability / feasibility reviews (Value Engineering).
  • Identify long-lead items.
  • Produce a detailed tender schedule.
  • Review cost and schedule feasibility.
  • Initiate the Project Execution Plan.
  • Resources analysis during the project inception & development.
CONSTRUCTION STAGE
  • Review and approve the Construction drawings prepared by the consultants.
  • Monitor on-site execution of the various works packages in accordance with precise Quality Management.
  • Maintain the project progress and ensure for remedial measures/ fast track strategy to complete the project on time within the budget.
  • Manage interface with Contractors and Suppliers.
  • Conduct Review Meeting with Contractors, consultants, suppliers, MHE team and resolve the issues.
  • Verification and certification of Contractors’ running bills through checks of billed quantities and also checking of measurements.
  • Issue summary of reviews and discussions in a periodical Report that will focus on: -
  • Risk and mitigation plan
  • Major issues and pending decisions
  • Contract status and buy-out
  • Project cost tracker
  • Drawing status
  • Progress photos
  • Maintain and manage Construction Schedule and provide updates, highlighting areas of concern, time restrains, long lead items, etc.
  • Coordinate the work of all Works Package Contractors until final completion
  • Implementing Quality Control System to achieve the required standards of construction.
  • Setting up testing procedures to verify that systems are adequately tested and balanced prior to their acceptance.
  • Assist / coordinate in obtaining statutory approvals.
  • Interaction with concerned Local Authorities, like Municipal Corporation, PHE, Public Works Department etc.
  • Direct coordination with Authorities with respect to approvals.
CLOSE OUT STAGE
  • Ensure Punch List compliance.
  • Contract close-out and Defects Liability Period formulation
  • Obtaining final completion reports from Vendors / Architects and Consultants
  • Collecting and streamlining of guarantees, warranties, as-built drawings and O & M Manuals etc. from the Vendors.
  • Receive, check and resolve all claims prior to issuance of final cost control report.
  • Collect / obtain final certificate of completion and final payment to Contractors.
  • Supporting Legal / Hr team in notices received from Statuary authorities.
  • Coordinating with Unit teams on critical issues.
KEY AREAS
  • Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion.
  • Ensure that all technical specifications and compliance regulations of the industry as mandated per law are met with (e.g. PCB, EIA) by developing project safety plans, regular technical audits, intelligent design and requisite documentation.
  • Estimate the resources and participants needed to achieve project goals along with the team. Recommend subsequent budget changes, wherever necessary.
  • Ensuring the accomplishment of assigned projects within specified time, Budget and standards specified through continuous monitoring.
  • Handle all people management related issues & processes for the team to promote high engagement levels e.g. goal setting, appraisals, T&D, succession planning, etc.
  • Manage changes in project execution by proactively planning for potential risks within the project life cycle and assessing all costs of alternative contingency program details for approval by the Head – Projects.
  • Liaison/ consult with statutory authorities as necessary, along with the concerned Unit heads to implement the construction of the project.
  • Supporting Evaluation with external/internal agencies.
FINANCIAL
  • Keep the agreed project costs under control with meticulous cost control measures and tender negotiations.
  • Define the scopes Monitor and control costs with good monitoring and cost analysis reporting systems.
  • Good system implementation of cost control and tendering systems.
  • All costs within the budgeted figures without over runs.
  • Approach of value engineering to control costs.
PROCESS
  • Ensure good project management and control process at site for timely completion of targeted tasks.
  • Implementation of proper scheduling and tracking of project activities to be on time.
  • Ensure proper trouble shooting of day to day issues at site to ensure works doesn’t bottle up due to delays in decision making.
  • Good follow up and coordination systems to ensure works are clarified and fronts are cleared on time for proper work progress.
  • Proper sequencing and integration of works avoiding slippage in targets as well ensure proper safeties.
  • Training to junior staff on regular basis
CUSTOMER
  • Ensure there are no internal and external customer grievances.
  • Good interrelation management with consultants and achieve the deliverables on time.
  • Good intra communication systems and follow ups /coordination system to get all deliverables and efforts integrated for proper project development.
  • Good vendor relations and payment settlement system to ensure there are no work delays due to payment delays.
SKILLS, KNOWLEDGE & COMPETENCIES
  • PMP Certification from PMI, USA
Qualification and Experience
  • B. Tech (Civil) or B. Arch with 12 to 15 years of field experience in green filed projects and MBA / Diploma in Construction Management from reputed colleges.
  • Interpersonal & Coordination skills
  • Good understanding of Environmental, Labor, and Health & Safety issues and life and fire safety (LFS)
  • Computer skills and knowledge drafting and scheduling. AutoCAD (2D / 3D), Excel, Primavera, MS Projects, Power point etc.
