Role Purpose
The Technical Manager – Facilities is responsible for end-to-end technical governance, transformation, and optimization of engineering operations across all India locations. The role ensures high system reliability, cost efficiency, sustainability, and digital maturity, while driving continuous improvement and innovation in facility operations. This role goes beyond operations to actively transform traditional facility management into a data-driven, smart, and optimized function.
Key Responsibilities
1. PAN India Technical Governance
- Provide centralized oversight for all engineering operations across locations.
- Standardize maintenance frameworks, SOPs, and technical practices.
- Drive consistency, reliability, and performance benchmarking across sites.
2. Hard Services Excellence
- Oversee performance of HVAC systems (Chillers, VRF/VRV, AHUs).
- Electrical infrastructure (HT/LT, DG, UPS).
- Fire & Life Safety systems.
- Plumbing, STP/ETP.
- BMS systems.
- Ensure maximum uptime and zero critical failures.
- Implement advanced maintenance strategies: Preventive, Predictive, Reliability-Centered Maintenance (RCM).
3. Technical Transformation & Optimization (Core Pillar)
A. Digital Transformation
- Lead adoption of smart facility technologies, including IoT-based equipment monitoring, smart meters and energy dashboards, AI-based predictive maintenance tools.
- Drive implementation and optimization of CAFM/CMMS platforms across all sites.
- Build centralized technical command center dashboards for real-time monitoring.
B. Data-Driven Optimization
- Analyze data across sites to identify energy inefficiencies, equipment performance gaps, high maintenance cost areas.
- Implement data-backed optimization strategies to improve asset performance, lifecycle cost, resource utilization.
C. Cost Optimization & Efficiency Engineering
- Drive initiatives such as load optimization for HVAC and electrical systems, automation of manual processes, reduction in breakdown maintenance costs, benchmark sites and replicate best-performing models, optimize AMC structures and vendor costs at a national level.
D. Asset Lifecycle Optimization
- Develop asset lifecycle strategies, including repair vs replaces decision frameworks, lifecycle costing models, standardization of equipment specifications, improve asset longevity and ROI.
E. Smart Buildings & Automation
- Drive transition toward smart buildings through integrated BMS systems, occupancy-based controls, automated lighting and HVAC optimization, integrate building systems for centralized control and efficiency.
4. Energy & ESG Integration
- Lead energy optimization programs across all locations.
- Drive ESG initiatives aligned with sustainability goals, energy reduction targets, monitor and report ESG KPIs (aligned with GRI, BRSR), support green certifications (LEED / IGBC).
5. Vendor & AMC Strategy (National Level)
- Standardize vendor ecosystem across sites.
- Drive performance-based contracts with clear SLAs/KPIs.
- Lead vendor consolidation and strategic sourcing initiatives.
6. Compliance & Risk Management
- Ensure adherence to statutory regulations, electrical and fire safety norms, lead technical audits and compliance reviews, ensure readiness for ISO and safety certifications.
7. Capex Planning & Engineering Projects
- Drive PAN India CAPEX initiatives: infrastructure upgrades, energy-saving retrofits, technology deployments, ensure projects are delivered on time, within budget.
8. Incident & Business Continuity Management
- Lead technical responses during major incidents.
- Conduct root cause analysis (RCA) and implement preventive measures.
- Strengthen technical resilience and BCP frameworks.
9. Stakeholder & Leadership Engagement
- Act as technical advisor to Director – Facilities, business leaders, site teams.
- Present insights, dashboards, and transformation roadmaps.
10. Team Capability & Transformation Culture
- Build a future-ready engineering team.
- Drive training in new technologies, automation tools, energy management.
- Promote a culture of innovation and continuous improvement.
11. Builder & Infrastructure Coordination
- Engage with landlords/developers for infrastructure improvements, reliability issues, ensure technical compliance in lease obligations.
12. Financial & Commercial Management
- Manage OPEX & CAPEX budgets for technical operations.
- Deliver measurable cost savings through optimization.
- Support procurement and commercial negotiations.
13. Reporting & Governance
- Publish PAN India dashboards on uptime, energy consumption, cost metrics, SLA adherence.
- Drive governance through structured reviews.

Qualifications & Experience
- Bachelor’s degree in electrical / mechanical engineering.
- 12–18+ years in Facility Management / Engineering.
- Strong experience in multi-site technical operations.
- Certifications preferred: Certified Energy Manager (CEM), ISO 14001 / 45001, LEED / IGBC.
