Hard Services Management (Technical Operations)
- Oversee operations and maintenance of all critical engineering systems, including HVAC (chillers, AHUs, FCUs), electrical (HT/LT panels, transformers, UPS, DG sets), plumbing (STP/ETP, water management), fire & life safety, and building management systems (BMS).
- Ensure preventive and predictive maintenance programs are implemented and tracked.
- Maintain zero downtime for critical systems through proactive monitoring.
- Manage AMC contracts, vendor SLAs, and performance reviews.
- Lead energy optimization and cost reduction initiatives.
Soft Services Management
- Manage housekeeping, pest control, landscaping, façade cleaning, and waste management.
- Ensure high hygiene standards across all areas including workspaces, washrooms, cafeterias, and common areas.
- Implement SOPs and service benchmarks for consistent service delivery.
- Conduct regular audits and drive continuous improvement.
- Oversee cafeteria operations and vendor performance where applicable.
Workplace Experience, Events & Client Visits
- Plan and execute corporate events, leadership visits, and town halls.
- Manage VIP visits, audits, and client walkthroughs to ensure world‑class experience.
- Coordinate workspace readiness, branding, and hospitality services.
- Ensure seamless meeting room management and space utilization.
- Drive initiatives to enhance employee experience and engagement.
Environmental, Social & Governance (ESG) & Sustainability
- Lead ESG initiatives aligned with GRI, BRSR, and ISO 14001 frameworks.
- Drive programs on energy efficiency, carbon footprint reduction, waste segregation, recycling, and water conservation.
- Track and report ESG KPIs and metrics.
- Support sustainability certifications such as LEED, IGBC, and WELL.
Corporate Social Responsibility (CSR)
- Coordinate CSR initiatives such as community outreach, NGO partnerships, donation drives, and employee volunteering.
- Ensure alignment with company CSR strategy and compliance requirements.
- Track CSR impact and reporting metrics.
Compliance, Risk & Governance
- Ensure adherence to all statutory and regulatory requirements, including fire safety norms, electrical safety compliance, labor laws, and vendor compliance.
- Maintain all licenses, permits, and audit documentation.
- Conduct internal audits and support external audits (ISO, ESG, statutory).
- Drive business continuity planning and emergency preparedness.
Vendor & Builder Management
- Manage relationships with landlords, builders, developers, facility vendors, and service providers.
- Oversee lease compliance and coordinate with builders on fit‑outs, handovers, and infrastructure issues.
- Ensure vendor SLAs, KPIs, and contractual obligations are met.
Work Order & Asset Management
- Manage CMMS/CAFM tools for work order tracking, preventive maintenance scheduling, and asset lifecycle management.
- Ensure timely resolution of service requests and maintain asset registers and documentation.
Financial & Budget Management
- Prepare and manage facility budgets (OPEX & CAPEX).
- Track expenses, identify cost‑saving opportunities, and optimize spend.
- Manage procurement processes and vendor negotiations.
- Ensure adherence to financial controls and audit requirements.
People Management & Leadership
- Lead and manage a team of engineers, supervisors, and soft‑service staff.
- Drive performance management, coaching, and development.
- Ensure high levels of team engagement and productivity.
- Manage staffing, rostering, and manpower planning.
Stakeholder Management
- Act as a key interface between business units, leadership, and vendors.
- Build strong relationships with internal stakeholders to understand requirements.
- Provide regular MIS reports and dashboards to leadership.
- Handle escalations and ensure high stakeholder satisfaction.
Training & Capability Development
- Conduct training programs for safety and emergency response, SOP adherence, and technical skill enhancement.
- Ensure all staff are trained on compliance and operational standards.
- Drive awareness programs on ESG, safety, and workplace policies.
Safety, Security & Business Continuity
- Ensure implementation of EHS (Environment, Health & Safety) standards.
- Conduct mock drills for fire, evacuation, and disaster recovery.
- Oversee physical security systems and protocols.
- Develop and maintain BCP plans and crisis management frameworks.

Qualifications & Experience
- Bachelor’s degree in engineering, facilities management, or related field.
- 8–15+ years of experience in facility management/IFM.
- Certifications preferred: ISO 14001 / ISO 45001, LEED / IGBC, ESG / sustainability certifications.
