Job summary

Maruti Suzuki India Ltd. in Bengaluru seeks a seasoned Real Estate & Land Acquisition professional to drive business development, acquire land, and secure statutory approvals. You will coordinate with internal teams and external agencies to ensure compliant, timely project progress.

The role requires hands-on experience in property transactions, site development oversight, and strong vendor management with excellent MS Office skills.

Qualifications

• Real estate transaction and Govt approvals experience is a must.
• Construction and estate management experience preferred.
• Educational qualification from AICTE/UGC approved colleges only.

Responsibilities

• Take care of business development, expansion and land acquisition for company requirements.
• Leasing of office space, warehouses and land parcels.
• Obtain Govt approvals like CLU, Building Plan sanctions and related NOCs.
• Monitor site development during construction and interiors/fit-outs.
• Ensure SOP compliance and ethical conduct across processes.
• Strengthen processes and ensure implementation of controls.
• Conduct property valuations and generate insights for decisions.
• Maintain thorough documentation for audits and statutory requirements.
• Vendor handling and negotiation for property deals.
• Coordinate with Zonal teams, project, legal, sales, service and finance.
• Develop an in-depth understanding of the real estate industry.
• Maintain relationships with Brokers, IPCs and landowners.
• Proficient in MS Office/presentations and other IT tools.
• Adhere to internal systems to ensure zero defects.
• MIS & reporting experience to support governance.

Job description

• 1. Take care of business development, expansion and Land acquisition for any company requirements.
• 2. Leasing of office space, warehouses & land parcels
• 3. Govt Approvals like CLU/ Building Plan Sanctions and related NOCs like CTE/ CTO/Project reports and Fire NOCs.
• 4. Monitor development of sites during Construction and interiors/ Fit outs stages.
• 5. Strong adherence to SOPs/ defined Process with strong ethical behaviour.
• 6. Development / support in process strengthening / control measures (SOP’s/Process) and ensuring their implementation.
• 7. Conduct Valuation of properties through various IPC and generate insights for business decisions.
• 8. Well documentation skills for auditing and reporting purposes in accordance with statutory requirements and compliances and internal SOPs.
• 9. Vendor handling and negotiation skills.
• 10. Internal coordination with Zonal teams, project team, legal team, Sales and service team and finance team.
• 11. In-dept understanding of real estate industry.
• 12. Maintaining strong relationships with Brokers / IPC / Land-owners.
• 13. Proficient in MS Office/ Presentations and other Office IT tools.
• 14. Adhere to internal systems and processes to ensure zero defects.
• 15. MIS & Reporting experience

(Real Estate Transaction & Govt Approvals experience is a must.

Additionally, Construction & Estate management experience is preferred)
