Job summary

Delhi Public School Ghaziabad Society (DPSG Ghaziabad) invites applications for a Facilities Maintenance Manager to oversee MEP, fire safety, civil, carpentry, washroom maintenance and technical team activities on campus.

The role requires strong leadership, compliance with safety regulations, and expertise in HVAC and electrical systems. The candidate will coordinate with vendors and central projects to ensure smooth operation.

Qualifications

• Diploma/Bachelor's Degree in Mechanical, Electrical, Civil Engineering or related field.
• Additional certification in MEP, HVAC, Fire Safety or Facility Management is desirable.

Responsibilities

• Ensure uninterrupted functioning of MEP systems including LV panels, DBs, wiring, lighting and power distribution.
• Maintain DG sets, UPS and electrical backup systems.
• Maintain HVAC systems (VRV/VRF, split ACs, AHUs, ventilation, exhaust).
• Oversee water tanks, pumps, plumbing, drainage and sewer systems.
• Ensure all fire fighting and fire alarm systems are functional; coordinate inspections and AMC activities.
• Oversee civil repairs: painting, masonry, flooring, doors, windows, locks, ceilings and waterproofing.
• Supervise carpentry and washrooms maintenance; ensure washrooms are functional.
• Allocate daily work to technicians; monitor productivity and quality; optimize manpower deployment.
• Conduct daily campus inspections; maintain Snag Register; report progress to Admin & Operations Manager.
• Coordinate procurement with Admin Manager; supervise external vendors.

Job description

Educational Qualification

• Diploma/Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related discipline.
• Additional certification in MEP, HVAC, Fire Safety or Facility Management is desirable.

Key Responsibilities

1. MEP Systems Management

• Ensure uninterrupted functioning of all Mechanical, Electrical and Plumbing systems.
• Maintain all electrical installations including LT panels, DBs, wiring, lighting, sockets and power distribution.
• Maintain DG sets, UPS systems and electrical backup systems.
• Ensure proper functioning of pumps, motors and water supply systems.
• Maintain HVAC systems including VRV/VRF, split ACs, AHUs, ventilation systems and exhausts.
• Maintain water tanks, pumps, pressure systems and plumbing infrastructure.
• Maintain drainage and sewer systems.

2. Fire & Safety Systems

• Ensure all fire fighting and fire alarm systems remain functional.
• Coordinate periodic inspections, testing and AMC activities.
• Report any deficiencies immediately.

3. Civil Maintenance

• Oversee routine civil repairs including painting touch-ups, masonry, flooring, doors, windows, locks, ceiling repairs and waterproofing.
• Ensure the campus remains safe and presentable at all times.

4. Carpentry & Washrooms

• Supervise maintenance of furniture, fixtures and carpentry works.
• Ensure all washrooms remain fully functional, and free from plumbing defects.

5. Technical Team Management

• Allocate daily work to electricians, plumbers, carpenters, masons and other technical staff.
• Monitor productivity, quality of work and timely completion of assigned tasks.
• Ensure optimum deployment of manpower.

6. Snag Management & Reporting

• Conduct daily inspections of the campus to identify maintenance snags.
• Maintain a Snag Register with:
  • Description of issue
  • Location
  • Date identified
  • Target completion date
  • Before and after photographs
  • Status of closure
• Submits periodic maintenance status reports to the Admin & Operations Manager.

7. Procurement & Vendor Coordination

• Coordinate with the Admin Manager for procurement of maintenance materials and services.
• Obtain approvals and follow up for timely availability of materials.
• Supervise external vendors during maintenance activities.

8. Coordination with Central Projects

• Identify repair works requiring major renovation.
• Coordinate with A & O manager for execution.
• Facilitate site access, monitor progress and report completion.

9. Compliance & Safety

• Ensure all maintenance work is carried out safely and in accordance with statutory requirements.
• Promote good housekeeping in utility rooms and maintenance areas.

• Preventive maintenance completed as per schedule.
• Timely closure of maintenance complaints.
• Fire safety systems maintained in working condition.
• Snag Register updated with photographic evidence.
• Effective supervision and utilization of technical staff.
• Timely procurement coordination without maintenance delays.
• Positive campus maintenance and infrastructure audit outcomes.
