Job summary

Crisil is looking for an experienced MEP Project & Maintenance Manager in Mumbai to oversee design, procurement, execution, testing and commissioning of MEP systems. You will drive projects from concept through handover, ensuring on-time, on-budget delivery and adherence to quality standards.

The role includes maintenance contract management, calendar oversight, and coordination with vendors and the ground team to ensure safe, efficient operations.

Job description

We are seeking an experienced MEP Project & Maintenance Manager to oversee the design, procurement, execution, and testing/ commissioning of MEP systems. The successful candidate will ensure that all projects are delivered on time, within budget, and to the required quality standards. The MEP Project & Maintenance Manager will be responsible for managing the project from the initial design phase through to the final acceptance and handover, ensuring that the MEP systems are functional, efficient, reliable, scalable, and maintainable over its lifespan. Should have knowledge of working LMS, Dally systems and hands on experience in project coordination and completion.

Maintenance Contract Management and Coordination
  • Timely Renewal of Maintenance Contracts:
    • Ensure the renewal of Annual Maintenance Contracts (AMCs) and Routine Maintenance Contracts (RMCs) for critical infrastructure, including:
      • Electrical infrastructure
      • HVAC systems
      • UPS systems
      • DG sets
      • Water treatment plants
    • Negotiate reasonable costs and define clear Scope of Work (SOW) and Service Level Agreements (SLAs) with vendors.
  • Maintenance Calendar Management:
    • Oversee the maintenance calendar to ensure that all scheduled maintenance activities are completed on time and to the required quality standards.
    • Guide and coordinate with the ground team to ensure that maintenance work is performed efficiently and effectively.
    • Monitor and evaluate the quality of service provided by vendors and internal teams, identifying areas for improvement and implementing corrective actions as needed.
Breakdown Resolution and Corrective Maintenance
  • Collaborate with vendor Subject Matter Experts (SMEs) to discuss and agree on corrective actions.
  • Ensure that vendor recommendations are feasible, effective, and aligned with industry best practices.
  • Corrective Maintenance Planning:
    • Develop a detailed algorithm for corrective maintenance, outlining the steps and procedures to be taken.
    • Conduct a thorough impact study to assess the potential effects of the corrective action on the system and surrounding equipment.
  • Ground Team Briefing and Execution:
    • Clearly communicate the corrective maintenance plan and checkpoints to the ground team.
    • Ensure that the ground team understands the plan, their roles, and the expected outcomes.
    • Oversee the execution of the corrective maintenance plan, ensuring that it is carried out safely, efficiently, and with minimal impact on the system.
  • System Restoration:
    • Verify that the corrective maintenance has been successfully completed and the system is restored to its normal operating state.
    • Confirm that the system is functioning as expected, with no adverse impact on performance, safety, or reliability.
Electrical Maintenance and Testing
  • Annual Electrical Maintenance Calendar:
  • Preventive Maintenance:

  • Functionality Testing and Verification:
Operational Excellence and Compliance
  • Standard Operating Procedures (SOPs) and Checklist Implementation:
    • Develop, implement, and ensure effective SOPs and checklists for the ground team to follow, ensuring consistency and quality in their work.
    • Conduct regular reviews and updates of SOPs and checklists to reflect changes in procedures, technology, or regulatory requirements.
  • Periodic Audits and Training:
    • Conduct periodic audits to assess the ground staff's adherence to SOPs, checklists, and safety protocols, identifying areas for improvement and providing feedback.
    • Develop and deliver training programs for ground staff on operational procedures, safety protocols, and regulatory requirements, ensuring they are equipped to perform their duties safely and effectively.
  • Periodic Testing of Power Sources:
    • Conduct regular testing of power sources, including transformers, diesel generators (DGs), and uninterruptible power supplies (UPS), to ensure they are functioning correctly and efficiently.
    • Verify that power sources are properly maintained, and any issues or defects are identified and addressed promptly to prevent downtime or safety risks.
Plant Operations and Maintenance
  • Machine Operations:
    • Ensure the smooth and efficient operation of all machines and equipment, minimizing downtime and optimizing production.
    • Monitor machine performance, identifying and addressing any issues or defects that may impact productivity or quality.
  • Chemical and Consumable Supply:
    • Coordinate the periodic supply of chemicals and consumables, ensuring that all necessary materials are available to support plant operations.
    • Manage inventory levels, ensuring that sufficient stocks are maintained to meet production demands, while minimizing waste and excess inventory.
  • Daily Plant Parameter Recording:
    • Ensure that daily recordings of plant parameters are accurately and consistently taken, including data on machine performance, production levels, and quality metrics.
    • Review and analyze recorded data to identify trends, patterns, and areas for improvement, providing insights to inform operational decisions and optimize plant performance.
Spare Parts Management and Renewal
  • Timely Renewal of Annual Rate Contracts (ARC) for Spares:
    • Ensure the timely renewal of ARC for spares related to various maintenance activities, including:
      • Light fittings
      • Plumbing
      • Painting
      • Carpentry
      • Electrical systems
    • Coordinate with vendors and stakeholders to negotiate and finalize ARC agreements, ensuring that all necessary spares are available to support maintenance activities.
  • Stock Management of Critical Spares for HVAC Systems:
    • Collaborate with the Annual Maintenance Contract (AMC) vendor to ensure effective stock management of critical spares for HVAC systems.
    • Verify that the AMC vendor maintains an adequate inventory of critical spares, ensuring that all necessary components are available to support HVAC system maintenance and repairs.
    • Monitor and review the AMC vendor's stock management processes, identifying areas for improvement and implementing corrective actions as needed.
Common Area Maintenance and Issue Resolution
  • Coordination with Property Team for Issue Resolution:
    • Collaborate with the property team to resolve issues related to common area maintenance, including:
      • Addressing complaints and concerns from occupants or users
      • Investigating and resolving maintenance-related problems
      • Coordinating with contractors and service providers to ensure timely and effective repairs
    • Ensure that issues are resolved promptly and efficiently, minimizing disruptions to occupants and users.
