Job summary

Lavish Buildmart is seeking a Manager Leasing to drive leasing revenue, occupancy, and tenant relationships while ensuring timely collection of receivables. The role focuses on closing leasing transactions, maintaining a healthy pipeline, and coordinating with Finance, Legal, CRM, and Operations for overall performance.

The candidate should have 6-10 years of relevant Leasing or Property Management experience, with Graduate or MBA qualification preferred.

Qualifications

• Graduate / MBA preferred with 6-10 years of relevant experience in Leasing, Commercial Real Estate, Mall/Retail Leasing or Property Management.
• Strong negotiation, relationship management and revenue optimization skills.
• Experience in cross-functional coordination with Finance, Legal, CRM and Operations.

Responsibilities

• Achieve leasing, occupancy and revenue targets. Build a healthy leasing pipeline and close transactions.
• Ensure timely rent collection and monitor ageing/ outstanding balances.
• Drive recovery plans for overdue payments and coordinate with legal for unresolved cases.
• Develop strong tenant relationships and handle escalations to maintain retention and renewals.
• Coordinate with Finance, Legal, CRM, Operations and Asset Management for smooth processes.
• Prepare daily/weekly/monthly MIS and provide forecasting and risk highlights.

Role Purpose

To drive leasing revenue, occupancy, tenant relationships and timely collection of receivables while ensuring effective coordination, reporting and achievement of business targets.

Key Responsibilities & KPIs

Leasing & Revenue Generation

• Achieve leasing, occupancy and revenue targets.
• Generate leads and maintain a healthy leasing pipeline.
• Negotiate commercial terms and close leasing transactions.
• Maximize rental yield and minimize vacancies.

Collection & Cash Flow Management

• Achieve monthly collection targets.
• Ensure timely realization of rent and other receivables.
• Monitor tenant-wise and ageing-wise outstanding.
• Follow up and close overdue payments.

Ageing & Overdue Reduction

• Review 30/60/90+ days ageing.
• Drive recovery plans for critical outstanding cases.
• Track payment commitments and eliminate chronic defaults.
• Coordinate with management/legal for unresolved cases.

Tenant Relationship Management

• Build strong relationships with tenants and prospects.
• Handle high-value and sensitive escalations.
• Resolve commercial and payment-related issues.
• Drive tenant retention and renewals.

Cross-Functional Coordination

• Coordinate with Finance, Legal, CRM, Operations and Asset Management.
• Resolve billing, documentation, waiver and settlement issues.
• Ensure timely approvals and execution of agreements.
• Maintain process compliance and escalation mechanisms.

MIS & Management Reporting

• Submit accurate daily/weekly/monthly MIS.
• Track leasing, occupancy, revenue and collection performance.
• Provide forecasts, variance analysis and risk highlights.
• Share actionable business insights with management.
