Job summary

Merlin Group in West Pune is seeking an experienced Manager – Sourcing to identify and generate new business opportunities through sourcing of land parcels, properties, and development projects. You will build relationships with landowners, brokers, and developers to create a robust pipeline.

The ideal candidate has strong market knowledge of the West Pune real estate market, exceptional negotiation and networking skills, and a track record of closing sourcing opportunities.

Qualifications

• 5+ years of experience in real estate sourcing, land acquisition, or business development.
• Experience in both residential and commercial real estate.
• Strong network of landowners, brokers, and local market contacts.
• Understanding of West Pune real estate market.
• Excellent negotiation, communication, and relationship-management skills.
• Strong analytical and commercial understanding.
• Ability to independently identify and close sourcing opportunities.

Responsibilities

• Identify and source new land parcels, properties, and development opportunities in West Pune.
• Build and maintain strong relationships with landowners, brokers, channel partners, developers, and other stakeholders.
• Conduct market research to identify potential acquisition and development opportunities.
• Evaluate initial commercial feasibility of sourced properties and land parcels.
• Coordinate with Legal, Technical, Finance, and Projects teams for due diligence and evaluation.
• Lead negotiations with landowners and other stakeholders to achieve favourable commercial terms.
• Maintain a strong pipeline of potential sourcing opportunities.
• Track market trends, land values, upcoming developments, and competitor activity.
• Prepare sourcing reports and regularly update management on potential opportunities.
• Ensure timely follow-ups and effective conversion of leads into viable opportunities.
