Good Earth Infra in Gurugram is seeking a dynamic Manager – Retail Leasing to drive leasing at Good Earth 69 Mall. You will identify and onboard retail brands, negotiate terms, and ensure optimal occupancy and a strong mall mix.

The ideal candidate has 4–8 years in mall/leasing, with strong market knowledge and relationships with retail brands and consultants. A BA/BS and MS Office proficiency are required.

Role Overview

We are looking for a dynamic and result-oriented Manager – Retail Leasing to drive leasing activities for Good Earth 69 Mall, Gurugram. The role involves identifying and acquiring suitable retail brands and tenants, developing leasing opportunities, negotiating commercial terms, and ensuring optimal occupancy and a strong retail mix for the mall.

The ideal candidate should have experience in mall leasing, retail real estate, or commercial leasing, with strong market knowledge, negotiation skills, and established relationships with retail consultants, retail brands and their expansion teams.

Key Responsibilities

1. Retail Leasing & Business Development

• Drive leasing activities for Good Earth 69 Mall to achieve occupancy and revenue targets.
• Identify, approach, and onboard prospective retail brands across fashion, lifestyle, food and beverage (F&B), entertainment, beauty, wellness, electronics, and other relevant categories.
• Develop and maintain a pipeline of prospective tenants, retailers, franchise operators, and retail chains.
• Proactively engage with brand expansion teams, leasing heads, franchise partners, and retail consultants to generate leasing leads.
• Explore opportunities with emerging brands, local retailers, and established national and international chains.

2. Tenant Mix & Mall Positioning

• Contribute to developing a balanced and commercially viable tenant mix aligned with the mall’s positioning and target audience.
• Identify suitable anchor tenants, key retail brands, F&B operators, and experiential concepts.
• Conduct market research and competitor benchmarking to identify leasing opportunities, market trends, and tenant requirements.
• Recommend suitable brands and categories to strengthen the mall’s positioning and customer appeal.

3. Commercial Negotiations & Deal Closure

• Negotiate commercial terms, including rentals, revenue share, security deposits, lock-in periods, lease tenure, escalation clauses, rent-free periods, and fit-out timelines.
• Prepare commercial proposals, leasing offers, financial comparisons, and deal feasibility assessments.
• Coordinate the preparation and closure of Letters of Intent (LOIs), term sheets, lease agreements, and other leasing documentation.
• Ensure timely follow-up and conversion of leasing proposals into executed agreements.
• Track competing malls, retail developments, prevailing rentals, occupancy levels, and brand expansion strategies in Gurugram and Delhi NCR.
• Build and maintain strong relationships with retail brands, brokers, property consultants, franchise operators, and industry stakeholders.
• Maintain an updated database of prospective tenants, ongoing negotiations, and closed deals.

5. Internal Coordination & Leasing Execution

• Coordinate with Legal, Finance, Projects, Operations, and Mall Management teams for smooth execution of leasing transactions.
• Work closely with internal teams to facilitate tenant onboarding, fit-outs, possession, and store opening within agreed timelines.
• Monitor leasing documentation, commercial approvals, and commitments made to tenants.
• Track leasing performance, occupancy, rental income, and deal closure progress through periodic reports and MIS.

Key Performance Indicators (KPIs)

• Achievement of leasing and occupancy targets.
• Rental revenue generation and commercial value of deals closed.
• Number of qualified leasing leads generated and deals converted.
• Quality and relevance of the mall’s tenant mix.
• Timely execution of LOIs, lease agreements, and tenant onboarding.
• Conversion of vacant retail spaces into revenue-generating assets.

Desired Candidate Profile

• Graduate in Business Administration, Commerce, Marketing, Real Estate, or a related discipline. An MBA in Marketing or Real Estate Management will be an advantage.
• 4–8 years of relevant experience in retail leasing, mall leasing, commercial real estate, or retail business development.
• Prior experience in shopping mall leasing or high-street retail leasing is strongly preferred.
• Established network with retail brands, F&B operators, franchise owners, and brand expansion teams.
• Strong commercial acumen, negotiation, presentation, and relationship-management skills.
• Good understanding of retail leasing structures, rental benchmarks, tenant mix planning, and lease documentation.
• Proficiency in MS Excel, PowerPoint, and leasing MIS.
• Ability to work independently, manage multiple leasing opportunities, and deliver against business targets.
