Job summary

Headcounts Hr in Bengaluru seeks a seasoned property and legal due diligence professional to conduct due diligence on land and properties proposed for acquisition, verify title documents, encumbrances, and approvals, and prepare preliminary notes.

You will draft and review MOUs, JDAs, GPA/SPAs, Sale Deeds, and other property-related agreements, coordinate with external law firms, interact with landowners, conduct site visits, and ensure timely completion of registration and documentation.

Responsibilities

• Conduct due diligence on land and properties proposed for acquisition and prepare preliminary property/title notes.
• Review and verify title documents, encumbrances, ownership records, conversion, approvals and property-related documents.
• Draft and review MOUs, Joint Development Agreements (JDA), GPA/SPA, Agreements of Sale, Sale Deeds, Procurement Agreements and other property-related legal documents.
• Coordinate with external law firms, advocates and legal consultants for title verification and legal opinions.
• Interact with landowners regarding property documentation, legal due diligence, negotiations and acquisition formalities.
• Conduct spot verification/site visits and coordinate with internal teams for property-related issues.
• Handle procurement of documents and coordinate for plan approvals, Khata transfers and other statutory approvals.
• Liaise with Taluk Office, AC/DC Office, BBMP, BDA, NHAI, KHB, KIADB and other government authorities for project-related matters.
• Handle and coordinate property registration and documentation at Sub-Registrar Offices across Karnataka.
• Maintain proper records of land/property documents and ensure timely closure of acquisition and registration activities.
