Job summary

Evantha Sri Durga Constructions in Bengaluru, India seeks an experienced Advocate with strong real estate law background to lead title due diligence, draft and vet complex property contracts, and manage regulatory compliance across project lifecycles.

The role requires deep knowledge of land acquisitions, registrations, and dispute support, with frequent collaboration with authorities and stakeholders. Will travel to project sites as needed.

Qualifications

  • 5+ years of experience as an Advocate and minimum 5 years of experience in real estate law.
  • Proven experience handling land acquisitions, title due diligence, registrations and property transactions.
  • Excellent drafting, vetting, and negotiation skills for real estate agreements and legal documentation.
  • Strong knowledge of property laws, land acquisition, registrations and regulatory compliance.
  • Fluency in Kannada (spoken and written) is mandatory.
  • Willingness to travel to project sites and government offices as required.
  • Excellent communication and stakeholder management skills.
  • Enrolled with the Bar Council and eligible to practice.

Responsibilities

  • Lead title due diligence and prepare detailed title reports for land and property transactions.
  • Draft, review, negotiate, and vet legal documents including Sale Agreements, Sale Deeds, Lease Deeds, Joint Development Agreements (JDAs), Development Agreements, Power of Attorney, MOUs, and other real estate contracts.
  • Handle legal documentation for land acquisition, property purchases, leasing, and project development.
  • Liaise with Sub-Registrar Offices, BBMP/BDA/BMRDA, Revenue Department, and other statutory authorities for registrations, approvals, and legal compliance.
  • Verify land records, encumbrance certificates, khata documents, mutation records, RTCs, survey records and other title-related documents.
  • Advise internal stakeholders on legal risks and ensure compliance with applicable real estate laws and regulations.
  • Support and coordinate on property disputes and litigation with external counsel, where required.
  • Maintain legal records and provide legal guidance throughout the project lifecycle.
  • Travel to project sites and government offices as required.
