Role Purpose
The General Manger will primarily be responsible for the legal functions attached to the legal department including title verification, drafting of agreements, deeds, vendor contracts, vetting of draft MOU and the JDAs, generated by the Business Development team, advise on regulatory compliance, stamp duty and the registration process, guide the registration process including the negotiation with the government authorities.
The incumbent will work closely with Investments team, CRM, Sales, Finance, Projects, Liaison, and other teams to ensure that transactions and business operations are legally compliant, and operationally efficient. The role requires end-to-end knowledge of the central legal function within a real estate organization.
Role Scope & Operating Model
- Function as the Title-Legal and negotiation through execution, registration, dispute support and record management.
- Review title search reports and title-related inputs for transaction or customer-documentation purposes, and support preliminary property-title verification.
- Coordinate with and support Investments/ Business Development department for transaction closure, documentation or issue resolution.
Key Responsibilities
1. Landowner, Development & Liaison Documentation
- Coordinate with Business Development, Liaison, Finance, Projects teams for end-to-end negotiation, documentation, execution, registration and record maintenance.
Coordinate with external counsel, consultants, landowners and other stakeholders for timely closure of title-related and liaison documentation.
2. Corporate & Commercial Legal Support
- Draft, review, negotiate and finalize vendor agreements, consultant agreements, service contracts, NDAs, MoUs, letters of intent, commercial contracts and other operational or transaction-related agreements.
- Advise management and internal stakeholders on the legal implications of business decisions, contractual risks, commercial exposure and mitigation strategies.
- Support policy formulation where legal input is required and ensure alignment with applicable laws and organizational requirements.
- Strengthen contract governance, standardize templates and clauses, and drive consistency in documentation and approval practices across functions.
2. Regulatory Compliance & Legal Risk Management
- Provide business legal support on RERA and other laws and regulations applicable to real estate development, sales, customer documentation and operations.
- Track relevant legal and regulatory developments and recommend actions to maintain compliance.
- Identify operational legal risks, establish preventive controls and elevate material risks to the Head - Legal and relevant management stakeholders.
- Maintain accurate legal repositories, contract records, regulatory trackers, litigation MIS and management reports.
4. Cross-Functional Leadership & Stakeholder Management
- Work closely with Business Development, Finance, CRM, Projects, Sales & Marketing, Liaison, and other internal teams.
- Provide timely legal opinions and pragmatic commercial guidance that enable informed decision-making and efficient execution.
- evaluate external advocates, consultants, registration vendors and other legal service providers for quality, cost and turnaround time.
- Undertake other duties within the scope, spirit and purpose of the role, as assigned by management.
Candidate Profile
- LL.B. from a recognized institution; an LL.M. or other relevant postgraduate qualification would be an advantage.
- experience in a real estate development organization, with broad exposure to central or business legal operations.
- hands-on expertise in JDAs, MoUs, ATS, sale deeds, sharing and development management agreements, commercial contracts, customer documentation, registrations and litigation.
- Working knowledge of property-title documentation and the ability to interpret title search reports and coordinate effectively with specialist Title-Legal counsel.
- Demonstrated ability to lead negotiations, manage complex stakeholders, assess legal and commercial risk, and drive matters to closure.
- Excellent legal drafting, communication, analytical, problem-solving, team leadership and organizational skills.
- High standards of integrity, accountability, judgment and attention to detail; proficiency in English and Kannada would be advantageous.
- Ability to read, write and speak is a mandatory requirement.
