Job summary

Adani Group is seeking a Senior Facilities Manager (Hard Services) to lead planning, governance, and delivery across multiple locations in India. You will champion MEP operations, ensure compliance, and drive efficiency through SOPs, maintenance plans, and lifecycle management.

The role requires 15+ years of experience in hard services, B.Tech/BE with facility management certification, and a strong track record in vendor management and project execution.

Qualifications

• Develop a Business Continuity plan from an Admin perspective to ensure smooth operations across locations.
• Develop & ensure implementation of SOPs, Engineering Guidelines for Electro-mechanical services, and operation control procedures for smooth operations.
• Prepare, analyse & improve SoWs for AMCs for maximum benefit realisation.
• Assess, identify, and plan the Life Cycle Completion, replacement of the Electro-mechanical equipment.
• Plan a calendar and ensure all MEP activities and structural upgradations are carried out for all facilities with minimal downtime.
• Conduct service inspection and create a sustenance plan for maintenance to minimize downtime at Sites.
• Track and ensure timely renewal & submission of all mandatory compliances, licenses and health, safety, and environmental requirements.
• Lead snag management cycle for acquired property/infrastructure; ensure closure of critical snags pertaining to MEP services.
• Ensure monitoring of PPM calendar with adherence to all safety protocols.
• Manage readable Blue-prints, Schematics and diagrams of the equipments.
• Analyse and record all test results and prepare analysis documentation.

Responsibilities

• Oversee all mechanical services including HVAC, elevators, BMU, Faade systems, and related equipment.
• Oversee electrical & instrumentation services including lighting, distribution, UPS, and grounding.
• Oversee plumbing services including water systems, RO/softener, storage, and wastewater.
• Design maintenance plans for mechanical services and coordinate with engineering teams.
• Devise annual maintenance calendar for inspection and preventive/reactive maintenance to minimize downtime.
• Develop breakdown maintenance plans and ensure safety signage around electromechanical areas.
• Create a training calendar to keep staff updated with technical know-how and standards.
• Manage day-to-day operations of mechanical services at facilities and address incidents while reporting near misses.
• Review performance, conduct audits and root-cause analyses to improve site effectiveness.

Role & responsibilities :-

Hard Service planning

• Develop a Business Continuity plan from an Admin perspective to ensure smooth operations across locations
• Develop & ensure implementation of SOPs, Engineering Guidelines for Electro- mechanical services, and operation control procedures for smooth operations
• Prepare, analyse & improve SoWs for AMCs for maximum benefit realisation
• Assess, identify, and plan the Life Cycle Completion, replacement of the Electro-mechanical equipment
• Plan a calendar and ensure all MEP activities and structural upgradations are carried out for all facilities (heating/cooling systems, plumbing and water management, lightings, scientific tank cleaning, faade cleaning, painting etc.) with minimal/ zero downtime/ service disruption
• Conduct service inspection and create a sustenance plan for pre-emptive and reactive maintenance to minimize downtime at Sites
• Track and ensure timely renewal & submission of all mandatory compliances, licenses and health, safety, and statutory environmental requirements
• Run and oversee complete snag management cycle for acquired property / infrastructure; Ensure closure of critical snags pertaining to MEP services.
• Ensure monitoring of PPM calendar with adherence to all safety protocols
• Management of readable Blue-prints, Schematics and diagrams of the equipments
• Analyse and record all test results and prepare analysis documentation statement

MEP Services:-

• Oversee all mechanical services including HVAC systems, elevators, escalators, Mechanized Systems- BMU, Faade Cradle systems, Dumb waiters, waste disposal systems, Lift well and Stairwell pressurization system, Basement Ventilation & Exhaust System, etc.
• Oversee all electrical & instrumentation services including lighting, load Management & distribution systems, UPS, elevators, earthing and grounding systems
• Oversee all plumbing services including domestic water system, Softener System, RO system, hot & cold-water system, flushing water system, sewage water system, storage tanks, rainwater harvesting system, Water bodies etc.
• Design a plan for mechanical services basis the requirement for the property and work closely with engineering team for proper and timely support
• Devise an annual maintenance calendar for inspection of all services and create a plan for preventive and reactive maintenance for mechanical services to minimize downtime
• Develop a robust breakdown maintenance plan for all core mechanical services; Manage proper placement of signage pertaining to demarcation of safety lines around electromechanical area
• Create a training calendar to ensure resources are updated with the technical know-how, market best practices and industry standards
• Manage day to day operations (including routine maintenance operations, IBMS Rooms and related services and preventive controls) of all mechanical services at respective facility, site or guest house and address critical incidents if any while reporting any near misses
• Review mechanical services performance at regular intervals; Conduct audits and root cause analysis of identified issues and ensure timely resolution of all problems with optimal utilization of all resources to increase site effectiveness.

Project Management:-

• Lead the conceptualization, design development and planning of new building and infrastructure.
• Collaborate with Architect, Interior Design, MEP Consultants to finalize the design and execute strategy.
• Review and validate design proposals, layout plans and construction drawings.
• Execution and monitoring of Projects.

Governance and Compliance Management

• Adhere to the Admin Governance framework and ensure all hard service processes are in compliance with the same
• Analyse audit findings with regards to hard service operations and collaborate with the concerned stakeholders to develop effective action plans for mitigating risks/ gaps identified
• Ensure timely submission & verification of service partner bills as well as timely pay-out as per agreed SLAs (for all facility services)
• Conduct operational reviews from time to time and ensure smooth service delivery and adherence to defined SLAs for hard services

Stakeholder Management:-

• Identify and build partnerships and relationships with external vendors, government officials to ensure all necessary permits are in place
• Successfully leverage these networks for value creation for Adani; Oversee partner offerings and lead negotiations with them for all hard services
• Provide insights on service partner performance and address/ resolve any escalations

Preferred candidate profile

B.Tech/BE as well with facility management certification with 15+ years experience into Hard Services
