Role Summary

The Senior Manager / General Manager Maintenance is the senior-most engineering and facilities leader responsible for the safe, reliable and cost-effective operation of all electrical, mechanical, plumbing and utility infrastructure across the campus. The role owns the full maintenance charter end-to-end - from preventive maintenance strategy and vendor governance to budget ownership, MIS-driven decision-making, and building and leading a high-performing technical team. The incumbent will bring a strong engineering foundation, proven experience managing large facilities or plants, and the seniority to operate as a strategic partner to the Co-Founder & Director - Projects & Operations, while also being hands-on in resolving critical technical issues.

Key Responsibilities
1. Operations & Maintenance Leadership
  • Design, implement and continuously upgrade a comprehensive Operations & Maintenance strategy and preventive maintenance program for the entire campus.
  • Own day-to-day facilities operations, including review and approval of plumbing/electrical requisitions and specifications.
  • Govern all AMCs and service contracts - vendor selection, negotiation, performance management and renewals.
  • Identify, onboard and manage a reliable ecosystem of tradesmen and vendors for specialised works, and evaluate new equipment/technology for the facility.
  • Drive equipment uptime/downtime analysis - tracking frequency and duration of failures, correlating with maintenance records, and directing corrective and reliability-improvement actions.
2. Electrical Load & Asset Analysis
  • Own periodic phase-wise electrical load distribution studies across all blocks, identifying connected vs. running load and correcting phase imbalances.
  • Institute hourly/block-wise load monitoring (kW and voltage), identifying peak and minimum load periods and flagging abnormal patterns proactively.
  • Drive equipment-wise connected-load analysis to identify contributors to peak demand and highlight under-utilised or overloaded assets, translating findings into concrete efficiency and cost-saving actions.
3. Ownership of Core Services & Systems
  • End-to-end accountability for: Plumbing systems; Electrical systems including the substation; Heating systems (Heat Pumps/Solar Plant); Packaged Sewage Treatment Plant; Kitchen equipment; and Fire Alarm & Firefighting systems.
  • Provide strong technical leadership and mentorship to the full team of skilled and unskilled maintenance workmen, building capability and accountability.
  • Track and continuously improve key maintenance KPIs - asset utilisation, maintenance cost, and consumption control.
  • Ensure all technicians are trained on current SOPs and are adequately equipped and motivated to deliver a safe, timely and cost-effective maintenance program.
  • Proactively review plant and systems performance to minimise unplanned downtime, anticipating issues ahead of failure.
  • Stay current on emerging trends and technologies in facilities and maintenance engineering, and ensure full compliance with applicable statutory and safety regulations.
4. Support to Vidya Sahyog Projects (Government Schools)
  • Plan and coordinate periodic visits by plumbers and electricians to Vidya Sahyog project government schools for monitoring and issue resolution.
  • Ensure visit reports, with before/after documentation, are maintained for every intervention.
5. Budget & Cost Governance
  • Own the Maintenance & Facilities budget - planning, monitoring and controlling expenditure against plan.
  • Ensure all procured items and services consistently meet pre-determined quality standards.
6. Planning, Training & Performance Management
  • Plan and execute plant improvement and expansion initiatives aligned to institutional growth.
  • Implement programs and procedures to maintain the highest standards of plant cleanliness and upkeep.
  • Conduct structured performance reviews of maintenance technicians against defined job descriptions and competency standards.
  • Set facility standards (including plumbing and electrical provisioning) that prevent avoidable future additions, while actively identifying ways to reduce electricity and water load.
7. MIS, Reporting & Digital Tools
  • Own resolution of all maintenance issues logged through the NoBroker platform - ticket assignment, tracking and closure.
  • Leverage NoBroker app capabilities for ticket routing to the right technician and closure validation by end users.
  • Extract and consolidate repair & maintenance data into a structured MIS/Excel database, mapping expenses to relevant tickets.
  • Publish periodic summaries by block, repair head and repair category; analyse frequency of recurring complaints and drive root-cause fixes.
  • Prepare management reports, dashboards and recommendations on plant operations, and author SOPs for equipment operation and maintenance.
Candidate Profile
Experience & Qualification
  • 15-20 years of progressive experience in maintenance, facilities or plant engineering, with a track record of leading maintenance functions at scale (large campuses, institutions, commercial or industrial facilities).
  • B.E./B.Tech in Electrical, Mechanical or a related engineering discipline is strongly preferred; equivalent Diploma-qualified candidates with demonstrably strong hands-on and leadership experience will also be considered.
  • Demonstrated ownership of electrical systems including substations, HVAC/heating systems, STPs, fire & life-safety systems, and utility infrastructure.
  • Proven experience managing AMC/vendor ecosystems, maintenance budgets, and multi-disciplinary technical teams (skilled and unskilled workforce).
  • Experience working with CMMS/ticketing platforms and building MIS/data-driven maintenance reporting is highly desirable.
